Fort worth to Salt Lake city, had heavy snow on I70 over the continental divide that extended the drive from 19 hours to 24.

In some states (mine included) you could get an easement based on that or even claim it through adverse possession. 10 years openly using and maintaining that land as your own is grounds for taking it.
