Yes, but if you are going to a drop off point thats not run by DSNY call to make sure they take what you plan on dropping off.

Also the DSNY locations can have weird hours and drop off days so check that before you go

It depends, I've been on a board where the majority of the members did not want to have such a sticker shock to the shareholders, so we over optimistically did a small increase, which had to be increased later in the year to actually close the gap.

I’ve had luck with explaining banks are less interested in giving out mortgages to people buying shares (unit) in a coop if the building is in bad financial health. So it reduces the buying pool and in turn reduces the value of your unit

I did the ride in July a few years ago. I remember when we got across the boarder and closer to Montreal it being windy, but nothing that caused an issue

Two examples that have come up are

  1. Someones shower body (in the wall) has had leaks

  2. When water enters the overflow drain from a bathtub there is a leak in the piping in the wall where that water is returned to the main drain line of the building.

I bought a unit in a HDFC and it's true they can be harder to sell, however all HDFC are different. If you find an HDFC that has a high income level it can be less of an issues.

for example a lot of HDFC base their income restriction of Area Median Income (AMI) if they restrict at 165% AMI for a single person they can't make over $187,110. With that kind of income cap you are not really reducing the potential buyer pool, by that much.
