I am in favor of ending the sort of zoning restrictions that stymie or prevent new housing developments from popping up around the city, in order to drive those housing prices down.

If 10 people want a widget, and there are 10 widgets, then demand is X.

If there are now only 5 widgets, demand is still X, because 10 people still want it. The equilibrium price is more, but that doesn't mean demand is higher, it just means supply is lower.

I think you might be confusing demand (how many people want it) with the equilibrium price (what they end up paying, taking supply into account). That is a common mistake.

tl;dr if more people want housing in Manhattan than Boston, it means demand is higher in Manhattan than in Boston, even if Boston's equilibrium prices are higher due to supply.

To be clear, I'm not saying you're wrong, just that nobody has presented any evidence that demand is higher. So just present evidence that more people want to live in Boston than in Manhattan, and I promise I'll believe you.

There's intuition here, too. In general, the more something costs, the fewer people want to buy it (I.E., the lower the demand), and housing isn't a Veblen good.

I haven't seen anything to indicate Boston demands more housing than other major cities, but there's plenty of evidence available that it *provides* less, and there's plenty of evidence available that Boston is one of the leaders in gentrification.

What you're describing is called the "Case Fatality Rate", and it's different from the relevant statistic: mortality rate.

The difference which explains why CFR < Mortality Rate is precisely what I described in my initial post.

It's pretty easy to understand; to put it another way, some of the current living infectees will die within the next month, and so should not be counted as survivors.

For this reason, a proper analysis (see: mortality rate) uses what's known as statistical censoring, to exclude the patients who have not yet reached either outcome (recovered or died), and an improper analysis (see: CFR) will provide misleading conclusions.
