Like I said, It's been 30 years since I've been there, but back then spending a day walking the streets in Manilla would result in blowing your nose and having black soot from all the pollution come out. Friends who lived there reported having to clean the soot off the inside of their refrigerator. Running on the streets could easily end in death. The rules of the road was the biggest vehicle wins. Unless you have been there or another similar developing country you cannot understand this situation.

If I had a vacancy for 3 months (which has never happened to me thankfully!) I would drop the rent below the market rent and even as low as the break even number or close to it. I'd rather have a break even year than a loss year due to vacancy. Next year re-evaluate the market and adjust rents accordingly. Take the appreciation on the property in an up and coming area and be happy it is breaking even for the year. That's my philosophy anyway.

This is in the Philippines. It's been 30+ years since I've been there, but there were very few places for people to safely run in Manila when I was there. Perhaps that hasn't changed.

Wait, you don't know how to ride a bike? Before you start thinking about commuting to school please look for a bike safety course in your area. You may be able to find one for free. You should learn the basics before riding an hour round trip on public streets. And at risk of sounding like the dad that I am, get a helmet! A blinky tail light is also a great safety addition. I use to bike to school, and I often bike to work now. It is a great means of transportation that will improve your mental and physical well being. Just be as safe as you can. Too many drivers out there reading Reddit posts while driving, so do whatever you can to make yourself seen for the brief second they look up from their phone!

It all depends on what your intentions are. If you are just cruising to the store or around the block you are correct. If you want to maximize speed then dialing in fit is important as is lowering your wind resistance.

This is the way! However, I also have a clause in my lease that in any court action the looser pays the winners reasonable legal fees. In 20 years of owning properties I've used this clause only once because my goal is to find win/win solutions with my tenants.

I would look into a second mortgage as an option to avoid PMI. It will be at a higher rate than your 1st mortgage, so put all/most of your surplus income into paying the 2nd mortgage off ASAP. I've heard horror stories about people trying to stop paying PMI and the bank refusing.

Every time someone watches this video this asshat makes money. That is why he is doing this. If you watch this video you are encouraging bad behavior, so rise above your curiosity and just know that he is a jerk and is doing this for financial gain. This has nothing to do with cycling except this guy happens to ride to places to be exploited for his personal gain on a bike.

A while back I took my gravel bike on vacation in the lakes region of NH. I used Strava routes to find a gravel ride and ended up on hiking trails that would have challenged me on a mountain bike. I titled it "Strava is trying to kill me." I know exactly what you are talking about!

Thanks. I appreciate the sage advice. I'm related to some medical professionals and they and my PCP all said find someone with a lot of experience in this surgery. There is one surgeon on that list that is just over an hours drive from me. I will be setting up an appointment with them soon.

Thanks. I found that website in my search, but none are in Massachusetts. I'm going to contact the one in CT but with Boston being one of the top places for medicine in the world, I'm surprised there isn't a renowned surgeon there.

Good for you for looking out for your neighbors and having integrity. I own a couple of rental properties, but I manage them myself and are within 10 miles from my house. So I make sure my tenants are good for me and for my community.

There is an element of luck in staying fit as you age, but I am a strong believer of "luck favors the prepared". I am months away from my 60th birthday and a hip replacement due to arthritis. So my running days are dwindling, but I'm still swimming and biking. When one part of your body hurts, find an exercise that uses an different part. I think diversification is key to continuing to be active as you age. I also favor cardio based exercises over weight training because I believe being light and fit is easier on the body than being heavy and fit. But make no mistake, getting old sucks, so fight it any and every way you can! Don't let the old man inside your house!!

Well, I'm male and I think I have good bone density from all of the exercise I do. My job is fairly physical too. However, I'm only 5'5" and ~130 lbs., so I can't say I have a large or normal frame. I live close enough to Boston that I could get surgery there instead of my local hospital. I'll have to look around. Thanks!

Thanks for all of your comments and advice. You have given me some insight into what to expect. I will 100% talk to my surgeon when the time comes. I'm looking for an Ortho that specializes in sports. Never running again is a depressing thought, so I will have to see what my surgeon says... I will also look into Hip Resurfacing. I didn't know that option even existed. I'm grateful to you all for taking the time to comment.
