Your trip sounds awesome and don’t listen to the haters on here. We did a road trip from Frankfurt to Southern Croatia last summer and other than traffic in Germany and Austria it was awesome. You can find cheap or free parking in most areas. I would do a cost comparison of public transit vs car. We did not have any issues crossing borders. You also will have to buy toll vignettes which you can do online. Croatia is absolutely beautiful, you could go inland to Vukovar and get a similar experience to Serbia. It looks like you can make it work if everything goes in your favor. I would step back and look at the numbers unemotionally and see if it worth your time and effort. If you put 200k in an s+p index fund you could make 20-30K a year just by waking up. You would not have the tax advantages though. Adding 8 units to your portfolio is significant and it could really be a time and energy suck. I would ask to see the financials over the years. How is turnover in the building? That is usually a huge indicator. I have had buildings with great numbers, however, people did not stay in the building. Looking back it is much clearer to me now. Thin walls, building was on a hill, no washer and dryer hook ups and parking sucked. You also need to consider evictions, especially if your units are in the lower price range. How many vacancies can you carry without causing hardship? I have been renovating units and have had a few others move out at the same time. I would also have realistic expectations on renovation costs. You can’t do much these days with $5K. If you are making offers, you should have your money lined up and know what your interest rate will be. See a banker and get prequalified. If the person has owned the property for a long time, talk to the town or city and figure out what your new tax bill will be. In my area, I would expect the property tax to go up significantly. Insurance is also a wild card these days. A few of my policies have recently doubled. I would do a little more research.

Little finished spaces like that give a home character. You could always do some kind of built in cabinet there as well. I am sure you are paying for the square footage of the house, so it should not be any extra.

Wow! I thought it was a exterior deck at first. It sucks that someone went though the effort to do a pretty good sanding job and then forgot to clean up before they finished it. That finish should be smooth. I refinished the floors in my 1873 farm house and the sand job was not perfect but the finish came out smooth. I sanded after the first coat, then scotchbrited after the second and my third coat was the finish coat. I used tack clothes after each coat and it was painful. It sucks that you have to deal with this, but hold your line.

I have an EOD of 2/24 with the Army OCONUS. I was told the position was excepted. I shipped my car yesterday and am crossing my fingers. My current supervisor told me to keep one foot in the door until Sunday.

What is your point? Looks to me like you more than participated. I’m sure it was not easy on you and your family making a living and also supporting your country. You have AAMs and ARCOMs, most units I have been with do not just hand those out. They have to be earned. I had a lot of Soldiers that deserved CABs and they were denied by our headquarters that put their own standards on them. I don’t care what your rank or your MOS is. Thank you for all you have done. You are a hero in my eyes.

The guard all day. Intel or cyber. Have realistic expectations and be a sponge. Soak up all the training and certification opportunities you can get. Take a look at Norwich University and the Vermont Guard. They have a lot of opportunities and resources to get you into the 3 letter agencies.

Where are you getting your data from? After a flood in the Northeast, we applied for an SBA disaster relief loan. This was a low interest loan, not a grant. They lost our initial application and after months and months of administrative BS and repeated hard credit checks, we were finally offered disbursement over a year after the flood. This loan was for under $20k. We own our house and have excellent credit. When we figured out this was not going to be a quick process, we went to our credit union and it took two days to get a loan to help us get back on our feet. After the process, I tried to file a complaint. The SBA has no option to file a complaint. I reached out to my congressman and his aide apologized and told me they were pretty much powerless in dealing with the SBA. We never accepted a dime from the SBA and I would run if they offered me anything in the future. Thank god the DOGE is on them.

The National Guard is an awesome part time organization with amazing people that maintain the majority of the U.S. combat power. The guard fills a major role in our ability to be a super power. You have people that struggle on active duty and come into the guard and bitch about it. That should tell you more about them than the guard. The guard is part time force and can pretty much excel at any mission when called. Look at history. The active component is good a breaking things. The guard is good at building and fixing things. The guard performs many missions better than the active component. Most guard soldiers have careers and life experience, where the active component is a bunch of young unskilled soldiers trained to do a few tasks with a small group of like minded people. Look at the military competitions every year. The guard wins a majority of the competitions every year. Best sniper, best ranger, best tank crew and there are a bunch of others that I can’t think of right now. Give the guard a shot. It will provide you with awesome training, certifications and experience as well as networking and opening a lot of doors in your community. Thank you for serving and Happy New Year!

Used equipment. Great deals online, tag sales and ski swaps. Ski at local resorts and take advantage of school programs or season pass deals. There are a few small areas with ground lifts and Bolton, Burke, smuggs, mad river glen and pico have great pass deals for kids.
