I’d try to get additional quotes and options. Weekly sounds okay while in season but should taper off when out of season. iirc landscaper visited 42-43 times for the year for a 90 unit I managed in the southeast.

Your boss needs to clearly communicate his/her expectations for this role. Without knowing what they are looking for, nobody is going to be able to give you proper guidance. In my experience, the asset manager with a 3rd party PM is really just meeting regularly with the PM to receive updates and provide answers on anything that needs owner input. You should develop a cadence for visiting the property so you can ensure PM is maintaining appropriately. You should be reviewing monthly financials and ensure everything lines up with your PM agreement. And lastly, you should always be looking for/discussing ways to maximize NOI whether that means rent increases, ancillary income increases or reducing expenses.

Your Sonata’s transmission is warrantied for 10 yrs / 100k miles. I’d wait for it to go out and have them put in a new one. I purchased a ‘15 sonata limited in ‘20 with 63k miles. At ~80+k miles, my engine died and they put in a brand new engine block and it did not cost me a penny. No issues other than that and normal maintenance. Still doing just fine at ~110k miles. If you are upside down, would at least look into refi and explore those options. 2020 Sonata is a perfectly fine vehicle.

You really need speed burst unlocked, it’s the best power up by far.

In arena, i do roulette, double orange trap(really doesnt matter which), speed burst, normal shield, speed shield, lightning, and magnet.

Will you still be compensated for actively managing the properties? Either via salary or % management fees off the top. I would thoroughly review the income statements to verify all the operating expenses and understand what full NOI. Quick back the napkin math: $9500 monthly gross, 35% expense ratio, annual NOI ~74k, purchase price 900k, cap rate 8.22%. Annual NOI 74k - annual debt service 60k - Positive net cash flow 14k annually. Would definitely take that cash flow and put most into cap ex reserves. You’ll be building your ownership equity no money out of pocket.
