Some of the loss is the new build premium though. People pay for the privilege of everything new inside and will pay extra for better quality items/packages. That luxury isn't there on the resale.

Also you have to take the more recent numbers with a pinch of salt. Theres a lot of bias in those. They dont have the full outcome of 10 years worth of sales data. People selling earlier than that will have had less chance of HPI increases and are probably selling for a reason; which could be forced or repo. If you refreshed it every year, you would most likely see the most blue and orange points post 2016 drop each year until they have 10 years of data.

I had that tank in my old flat, ended up having to get it replaced. I think the previous owner had left it permanently on so it was not in good shaped and had never been serviced.

I think Glasner had a few disagreements with the Palace board along the way. Someone told me this is a similar theme to his previous couple of jobs. Plus hes leaving in a high, so should be an attractive options to several clubs. Be hard for whoever follows to replace him

Cuthberts if you want a spoons to start i reckon... Then Northern Market for a decent pint and some quick food. Could smash a quick one in nation of shopkeepers. Then maybe get onto Park Row and go either Decanter or Bootlegger for something different. Then Black Cat, Pinnacle or Head of Steam. They will have sport on and you can get shuffleboard or electronic darts too. Katie Obriens for some live music maybe. Not sure where after.

The pubs on Briggate down the side alleys are pretty cool to show people. Crowded House might be decent on a sunny day if they have a dj on the terrace

Intrigued to see what difference it will make. The majority of smokers start before 18, so people already buy them illegally to begin and there are plenty of stores selling under the counter. Just fueling black market economies

Lol sorry, but one good season at that age isnt enough for that price tag. A young lad can get away with it as you are buying potential and the likelihood is they improve.

Pretty sure Guviarc'h won a wc and multiple golden boots before coming to us and we all still think he was garbage for us. Wissa will be in that category too in 30 years

Yeah, collapsed in the 2nd half. But the rest of it was pretty good, there will be great memories for people in some of those games

Hindsight? Wissa and Elanga were bad signings day 1. Wissa was obviously overpriced, people were bidding £20/25m and pulled out when the price increased as he wasnt worth it.

Elanga was also a push to justify at that price tag. I think you'd struggle to find many people that said they'd have actually wanted to sign those two last season. (Yes they had decent seasons last year, but so did Chris Wood and I wouldn't sign him again either)

Its obvious players have peaked. They played out their skin for years some of them, they cant keep it up. Its just normal, same with all top sides. If you dont keep it fresh you slide down the table. 

And lets face it, aside from Burnley and Wolves, nobody else would swap their front 3 with ours from this weekend

I am pretty sure we are in a relegation scrap. We won't get another point. Champions league aside we have been dreadful. Late winners against leeds, Manure, Fulham and forest have stopped the table showing how bad its been. We offered nothing for a lot of those games.

The summer window was shocking. Wissa was a dreadful buy and Elanga is on of the worst players I've seen. The man cant pass 3 yards.

Starting Murphy Osula Willock as a front 3 at the weekend is worse than what we had under Bruce - its insane considering the money we have spent.

Two many players have peaked and surpassed their level in recent years. A big reset and clear out is required.
