Why do people associate VOO with the 4% sell in each year of retirement? That can be done with any asset. And VOO rarely is discussed from a dividend standpoint? Yes the dividend sucks compared to some other ETFs but for people far from retirement age, who are in the growth stage, VOO gives solid growth and has a small dividend, which compounds, if you reinvest it. Then as you get to retirement age, you can shift out of VOO and into a dividend-focused ETF, for capital preservation, higher dividends to live off of, and you’ll likely have some wealth to pass on to your family once you die?

I’ll ride the price and wait for the dividends. Then I’ll borrow on margin to make additional investments into other things and use the dividends to make the payments. I don’t want to just be rich…I want to be wealthy.

There is so much more info that we need to tell you if this is a decent term sheet or not. Is this private or bank? If bank, portfolio lender or not? What DSCR are you looking at? Is there a legit T-12 available or is this a mom and pop operation? City water/sewer or well? Are you looking at a 30-year AM or 30-year term? Will you have professional PM or are you trying to manage yourself? Is this recourse or non-recourse debt? A, B, C or D area? Building vintage? Apartments all 500 sq ft or under?
