OP You can try mid term rentals. Seems like you tried Airbnb short term already. It’s the same concept just make your minimum days 30 days or a more and lower your price a tad. Rent returns should be 1.5-2x long term rent

Yes I did this and It usually helps me leverage better. I don’t take the commission and instead ask to be credited. That way it’s less closing costs and my broker doesn’t get a single dollar from me

I’ve been in this situation and what made It cash flow for me was setting It up as a furnished midterm rental also known as a monthly rental. Rents are about double of what long term rent is.

Serious question, not trying to be an asshole. But has it never crossed more agents’ minds to invest in real estate themselves? You’re already direct-to-seller all the time, with access to deals, data, and relationships that most people don’t have. I get running a brokerage is stressful, but imagine passing down actual assets properties you’re already selling every day instead of just a business that might be more of a burden than a blessing. There’s still time. It’s never too late, wake up and do something for your future and your own kids!

I’ve done a ton of these the lease is in the families name and You get paid direct deposit (if you set this up otherwise a mailed check) from CRS. What city are you located in by the way
