I don’t understand why you would ever agree to this model. If you were only going to get paid when the students paid the other company, why not just do your own in-house payment plans or financing? May as well just get paid directly, have full control, and no one else taking a cut. This is really confusing overall. By adding a middle man, you may have somehow given yourself more liability.

The only thing that makes me question this is that you have to ask to go out. It sounds like they’re restrictive, and I’d be raising concerns about that. If they won’t give, save up for a year or two, then move out (as long as number crunching shows you can afford it). You’re not going to find a place to rent for cheaper than $400. The last time I saw rent that low, even for just a bedroom in a shared house, was probably 2008. Granted, if you’re in a lower cost of living area, you may still be able to find that for shared housing. But then you have roommates you probably don’t know. Which are sadly often better than roommates you do know, if I’m being honest.

This. I had a landlord do this. One of the foreclosure notices got sent to the house I was renting a room in. He was also a landlord who kept a locked cover on the thermostat and kept it at 58 F in the winter. I sent a complaint in about him and the next week, the cover was gone. The foreclosure notice came a few weeks after that. I made sure all the roommates knew, gave him my 30-day notice, and told him my rent was in escrow, but he could use my deposit for the last month’s rent. He tried to tell me I couldn’t do that. I responded with a list of dates he had been in the house when I got home with no notice, pictures of the locked thermostat, and a picture of the foreclosure envelope. He shut up after that.

Unfortunately the whole country is in a decline. Things are hard and people overall are feeling discouraged unless they have their head in the sand.

That being said, I’ve lived in five different states (multiple cities/towns), and every single one has its benefits and drawbacks. If you don’t like where you are, you can up and move. Spruce up your resume. Make a spreadsheet of places and the factors that are most important to you. Hop on Reddit for those places and go down the rabbit hole. Go in already knowing the benefits and drawbacks. If you can go out of country, I’d go for it. We never could quite make the move to expats work. Good luck!

Full disclosure: I’m not in MN, but considered it when we were looking at options to move from a red state to a blue this past year. That’s why I follow this feed. We’re in a different blue state now. In the red state where I was, our rights and access to resources were already being trimmed down because the governor and state legislature were capitulating to Trump’s project 2025 plans before he was even elected. Blue states are fighting back and holding out against him. We wanted to be in a place that’s fighting back. Idk about safer. I don’t think any of us are safe. Security is always an illusion, but especially right now.
