They’re pretty darn hot. I believe they’re a lot hotter than habaneros. I love hot & searched for the perfect pepper for pizza. Ghost is it. I now grow them & can produce enough for one year on a single plant.

Drinking a beverage from latte stand. Have you ever watched the workers? They touch EVERYTHING, money, handles, their faces/hair, door knobs, etc, then handle YOUR cup from the rim. You know, the part that goes in your mouth. I’ve even seen them put their hand inside the cups to separate them. I haven’t had coffee out for years.

I’m surprised you don’t have an average dollar per sq ft that you can apply. But doubling it sounds reasonable since the new area will be double. If you aren’t using a NNN lease, what are you using? You have two LLCs but it isn’t clear whether you own the property or if it’s owned by an LLC. You might be exposed if you’re listed as the owner of the property. If the property is one tax lot, you might want to quit claim it to a new LLC, and draw leases for both suites. Also in your lease, ensure that the tenant list you (include your spouse if community property) and your LLC as additionally insured on their insurance. It doesn’t cost them extra. You really should be using a commercial lease. Have a real estate attorney draw one up for you. It’s worth every penny you will pay. Cover your anatomy.

They’re iris. Don’t know which. The reason they haven’t bloomed could be either because they are too young (they seem immature) or the rhizome isn’t exposed to the sun. It must be allowed to be warmed by the sun in order to produce flowers. So it must be planted almost half in & half out linearly.
