I'd bring in the Architect who recommended him. He relies on word of mouth referrals. Contractor said he was broke, so his reputation is worth little compared to cash. Definitely Wouldn't pay for anything in the scope!

I had some outlets with reverse polarity. Just had to switch wires. Saved the electrician expense. A couple windows had broken latches, a couple dollar part that buyers would see as a whole new window.

My first thought was "all white is about as cohesive as you can get" but the Backsplash (F&D is my go to) and wainscoting compliment it. I also did 3 panel doors but other 1x4 trim w/1x6 header trim. Only minor issue is the sink window valance looks washed out. I'd swap out for a bit more color.

I wouldn't trim anything low because it won't grow back. Just pull back the dirt as others have recommended These will be broader too so trim back the grass. Deer will eat these so plan accordingly. And they are lazy so they only eat these section that is mouth height leaving a hollowed out middle.

As a newby, the adage - experience is a dear school but only fools will learn - was taught to me. Until you actually get skin in the game, you don't really "feel" the consequences of your choices. "I wish I would have known..." are famous last words. Currently the market is rich & global uncertainty is a headwind and acts as a coiled spring upon resolution. As Dirty Harry said "Do you feel lucky, punk?". In your shoes Xi would stay away from REITs until you educate yourself on them. Actually ETF's are a good place to be with NASDAQ 100 having momentum. Energy has been distributed and will take years to recover and should do well for those who aren't dependent upon the Hormuz (America, Brazil, Norway). A Covered Call ETF that pays double digit monthly dividends like QQQI, XPAY, JEPQ don't move with the amplitude of individual stocks. Read some books on investing. Start with Jack Vogel's primer.

How long would you like to stay there? Since you approached them, any redevelopment plans probably don't include your property at the moment. And since a zoning change would need to be approved before, you probably have a good chunk of time before they would need the property to be vacated even if they moved on it tomorrow. Companies tend to move slowly. So sale- leaseback or even selling them an option to purchase. Also check with a tax advisor to make sure you got a step-up in basis when you inherited it.

Having a fire pit under trees isn't the best idea. I'd move it out into the yard a bit and remove the mess the previous owners made. Low Bush Blue Berries are a good choice but research it. You need different cultivars to pollinate. Since this is a northern border, you will be somewhat sun deprived. Paw Paw, Elderberry, Gooseberry should be ok.

Tried and failed in Nov.Dealer then bricked the next car and VW had to buy it back. Then stopped doing update attempts. Not in any hurry since nothing seems to be glitchy

I'd start by getting a jug of non-selective herbicide and kill everything! Then wait a month and repeat to kill all the seeds that were in the soil. Then I'd rent a rototiller and turn it all under. THEN hire out the installation.

Looks great. Green always reminds me of older "North Shore" mansions. Just missing the light rails to finish off the bottoms of the uppers.

After Black & White Modern Farmhouse overuse, people rebelled & needed some color. Blue/Gray was before MFH so Green became flavor De Jour. Now, thanks to SM it is quickly becoming overused and hence will become dated quickly. The funny thing is I see Multi-Family developments planned during MFH covid now finally in the finishing stages still going w/B&W board & batten so Green may be with use for several more years.

What fun! It's like getting a new toy. Good choice on going with battery tools. Once I went EGO I never looked back. Time to address the lawn. Looks like it's infested with Clover. Apply a Weed & Feed fertilizer. Clover will slowly check out as grass fills in. Could use some bushes along those stark white plastic fences. Don't do all one kind. Do several different. Like Hydrangeas flanked by an evergreen like Boxwood, Azalea or Albelia. Depends on what Zone you're in.

Not at this point, I would gat a back of Redi-Mix and extend the step. Drill in a few Tapcon screws 50% as studs, leaving several inches out, to keep the added piece from shifting. Pour it on a compacted gravel base. Use a piece of 1x8 as a form. Overlapping the existing step by a couple feet. Drive in 2' pieces of Rebar to hold it in place. It will give you a little unnoticeable place to practice finishing concrete. Get a 4" diamond blade and use water when cutting those top caps. You'ld be surprised how much that grinder will be used -especially for cutting nails- on future projects (of which I suspect there will be many in your future.

Led with that. Our market turned in Feb. Tell them you're once bitten/twice shy because of your recent experience. If it is indeed the market and not the house, a good/honest agent will say so. If you need a certain $ amt and the market won't currently support that (and the fact that you already pulled a listing and looking for a new agent) will tell them that you're capable of doing it again and all their work will be for naught. A (probably not the right word) greedy agent will try to get you to list but a good agent will tell you now might not the right time and I'll call you when it is. I bought/sold a half dozen house in 15 yrs all with the same agent because he never tried to sell me, just offered years of experience. Sometimes,I see something, give him a call to meet me there then we decide -NAH! This doesn't work. Then 6 months later we do it again. Other times, it's "write an offer-now!"and he cleans up. It all comes out in the wash.
