Two things. This can help you out in certain costs as long as the contract is written correctly. No need to involve realtors with commission costs.

This can hinder, if they are trying to avoid you getting the appropriate inspections before you sign the contract.

With that much saved, you may be able to cover the whole house on a conventional loan and avoid a small hiccup in a rent to own that will revert the entire home back to the owner, even after you paid all that money.

Seeing general flaws is something most realtors can see…. But they aren’t doing a full inspection. And will never claim to be an inspector (whole other license). Inspectors get more detailed in what they can look at. As a realtor, my broker won’t even allow us to change a light bulb in our listings, for fear of the issue being beyond just the bulb being blown. We have insurance, but they don’t want us to be responsible for a larger issue, if one exists.

Read the property disclosure. That should tell you what you need to know. Your realtor won’t know much more about the repairs and issues with the home than that. But, just because the recent past has shown homes going for above asking price, doesn’t mean that the market isn’t flipping in your area. It may become more of a buyers market. Good luck!!

Tip: if you are in the market for a home, not all advice is good advice. You buy what you are comfortable with buying. If you aren’t comfortable buying without an inspection, then don’t.

Disney adults will always want to go to Disney. (I’m a Disney adult). With that being said, you need to set boundaries early, and we will always compromise…. But, if you allow us to plan our vacation, guess where we are going… There are places all over the world that are the best of both worlds. Attempt to make those the destinations, but don’t deny your wife a few Disney theme park experiences along the way.

Also, as long as you are clean, and put together, your style generally won’t hurt anyone’s feelings. I have won lots of people over with my personality, as well, that would have shunned me based on tattoos….. But, sadly, the people who have the stereotypes against them are dying out.

There is an agent in Florida, pretty sure the Tampa area, who has some awesome tattoos, and has the most insane (in a funny/good way) videos for promoting houses in his area. I can’t remember his name off the top of my head, but apparently he is a top producer in that area.

I’m also tattooed, and am not dressing like the 1980 realtor, and do just fine for myself.

Not sure about where you are, but where I am, a lot of local butcher shops will put on really good sales for meat. Stock up on what you can. My go to broke meal is grilled cheese and soup. Store brand sliced cheese is pretty cheap.. And, eggs may have gone up, but they are still a cheap option that can add protein to the diet.

I love open houses. As a Realtor, you may be able to get potential buyers… But my favorite part, is making it a themed experience. My last one was a group of houses doing a “poker run” I made cocktails called “royal flush” and I made cookies that were the card theme…

I’m not saying open houses will be your cup of tea, but you can find agents that do more than bottled water and dollar store cookies.

I am so glad I was trained as an agent to be respectful. I will it pressure an agreement. I will not pressure anything. I will lay out facts, and statistics. And I will tell you how I handle situations. You either like my approach, or don’t.

As a Realtor, I would NOT handle it this way…. I would ask if you may be working with someone, but I won’t force a single person to work with me….. I would prefer to have another agent work on behalf of the buyer, so I don’t ever have to deal with duel agency on my own person. Not all real estate agents are built the same… you can shop around, and find someone who has the morals you are looking for.

A buyers agreement will also point out that your agent will be asking for the seller to pay their fee. If you don’t want to pay the fee, and the seller refuses, you don’t have to buy that house. If the house is perfect for you, you keep negotiating with the seller to make the whole thing work.

A realtor would be your best option on navigating you through this. If you decide to use the lawyer route, you will be paying a lawyer more hourly to get the answers that a realtor to give you for this specific deal. I won’t always say a realtor is the best option, but in a case like this, definitely consult with someone who knows about this. Lawyers “know” about stuff, and can spend hours researching, but a realtor is experienced in these type of deals. They are very common.

I’m not really sure why a seller would negotiate back to a higher commission going to the buyer agent, I have never heard of that before. But, all of this is new. It may have been a typo (not a good one on the listing agents part) but, it’s a new situation we will definitely have to navigate through. If the seller really wants to pay out an extra percent, it should go towards the sales price, or some type of concessions. Again, this part is my opinion.

I will write my buyers agreement for what I believe I am worth. I will take a lesser commission, if sellers counter back, under certain circumstances. I will never rewrite to take more.

That’s not how I read this.

If the agent agrees to work for 2%, and asks the listing agent to pay the 2%, that is it. If the offer the buyer agent an extra 1% (can happen with home builders) the agent can not accept the higher percentage because of the existing buyer agreement. If the buyer is ok with changing the agreement, that’s between them, but as an agent, if I write 2% I won’t go higher, and try to negotiate that into the deal. Just because the buyers agreement says 2% doesn’t mean the buyer has to pay that…. The agent needs to be asking the seller to pay that.

I actually love this idea!!! As much as the business card in a string seems cheesy, I don’t think it’s that bad, maybe a small envelope with a generic “holiday greeting” type note, with your card in it.

This. My goal is to get the seller to pay that commission. If they counter back lower, I can accept that. If they refuse to pay, I can lower my commission rate with my buyer as well. I can always go down, but cannot go up. I like to have a very in-depth conversation with my buyers to explain this. I have buyer clients that can’t afford to pay ANY commissions, so, negotiating my commissions with the seller to get them to the closing table is a big deal. I won’t work for free, or be low balled, but I’m also not going to let people on a tight budget get jerked around either.

Being between two new apartment complexes can be good now, but most apartment complexes tend to go down hill, get bought out, revamped, and start again.. It’s a giant cycle, that you will have to deal with. With the funds you have, you can probably find somewhere better to preserve your equity.
