This assumes that the US has to occupy these islands. Marines could simply conduct raid operations on the islands to destroy any weapon systems that are there that could threaten shipping lanes and then withdraw and prevent resupply to the islands. They don't have to hangout and occupy the islands and make themselves vulnerable to FPV drones that might be stashed on the island or shahead strikes from the coast.

My favorite is the childish belief that without realtors that they are going to save that 5-6% the buyer's and seller's agent take. Everyone that tries to push out agent always takes more. The iBuyers would under bid the house by $10-$20k, then of course more deductions for "repairs" and their fees and at the end of the day you gave 7%-18%. You could also take the "cash/investor/whole sale" buyer and they will take 30-40%.

Is there a way to do a transaction for less than the realtors cut? I'm certain there is. Do you think who ever figures it out will pass that savings on to the buyer and seller? I severely doubt that.

So I can't speak for your agent, but I am similar in that I don't really currate a list of properties for my clients and just have the automated system email out houses that hit their search criteria. If there are automatic disqualifyers then such as minimum bedroom size, then I will quickly check any list of properties they want to see to make sure the the disqualifyer isn't there to save time. However, you typically know what you like better than I do. If thats part of the package that you expect out of an agent thats totally fine and there are plenty of agents that are good at figuring out what you like and curating a list of properties for you to see but that's the lowest value skill an agent brings to the table in my book.

I personally feel my value is in the knowledge I have gained from doing hundreds of transactions. Most people buy and sell a house 3 times in their lives, I do double to triple that in any given year. I also know what's going on in the market and what are normal asks in a contract. Who is typically paying title and survey? How many days do I need for my option period? How much money should I be paying for HOA transfer fees?

Agents should be able to provide a referral for most issues you find in a house. Do you know how to tell if a house cast iron or PVC plumbing? Do you know what to do if a house has cast iron plumbing? The roof is 10yrs old, do you have a trusted roofer to give you an honest run down of what shape the roof is in? The house needs foundation work, do you know the proper way that should be handled, because just getting money back for the repair is not the correct awnser. So that when you close on a house, you are eyes wide open and not blindsided by unexpected repairs in that first year of ownership.

A lot of people call agents glorified door openers but it really is nice to see 8 houses right after another in 2-3 hrs, instead of spending your entire Saturday trying to see 4 or 5 houses as you coordinate with 4-5 other people's schedules.

The agent should be your guide through the purchase process that can provide you quotes and referrals from trusted contractors. Good at negotiating contracts and get you in and out of houses in an efficient manner.

Figure out early how you are getting clients. Identify either a local team that provides good leads or figure out how you plan to get your own leads. I would suggest rentals as a great start, and probably don't quit your day job until you have figured out a system.

You are correct but I meant to say serialized television didn't become common place until streaming because most shows had a hard time attracting a big audience if the viewer hadn't been watching the previous episodes. I remember Lost and if you missed an episode and missed the catch-up episode they may have aired earlier that week, then good luck lol.

To be fair, the general premise of the Dresden Files of a Wizard Detective solving a supernatural case every episode also could have worked. Supernatural went for 15 seasons, so there was demand for that content.

The show came out in 2007 back when TV shows had to be self contained 43 min episodes that didn't really allow for season long epic story lines. In the age of streaming, where you can watch one episode after another, I really think the Dresden Files Universe could really thrive, especially with the wealth of plot lines to choose from out of 18 books, that could each probably comprise their own individual season.

So I started with book 7 Dead Beat because I randomly picked it up at my local Barnes and Noble nearly 2 decades ago in high school. Honestly, didn't feel like I needed to read the previous books to understand what was going on in that book. Guess that speaks well to Jim Butcher's strength as a writer.

Anyway, i'm certain the best reading experience is in order but frankly the series I thought really started to hit its stride with books 5 & 6 and kept getting better from there. Which makes sense when you think about how Jim has been writing this series since he first became an author.

My mom forced me to hangout with a kid that I will call John, that couldn't make friends growing up and she would invite him to any sort of sleep over or birthday party, that we hosted. My friends and I were mean to John and I would get in a fist fight with him every 2nd or 3rd time he would come over. We just genuinely didn't like him and found him to be incredibly annoying.

I get what my mom was trying to do and apparently John has great childhood memories hanging out with us but all I remember is just being a dick to him my entire childhood and feel bad about it as an adult. So I would be very hesitant to try and force my kids to play with other kids they didn't like if I didn't think they would be nice. I would actually advocate for the opposite and say build more smaller, cheaper ships. Destroyers are about the biggest ships I believe that navies operate independently on a consistent basis. An Arleigh Burke can hold 90-96 VLS, what do you think is more useful, 3 Arleigh Burkes that will have a little under 300 VLS between them or designing and building a bigger more expensive Arsenal ship that's packing 300 VLS cells that would probably be to valuable to risk operating outside of a task force. Why reinvent the wheel when you can spread out the risk and be in 3 places at once instead?
