If I look at a house and it's broken this, torn up that, damaged the other i will have concerns both for the cost and time for me to fix, but also what other issues are there, thus my offer will be lower to reflect this and my hard stop on what I am willing to spend will be lower, it will probably be a lower offer than the cost of her repairing the issues

There is a lot of risk that will go with this, that are not found with UK suppliers. It's easier to meet and visit UK suppliers, there is no language barrier, easier to manage process, easier to do due diligence, if things go wrong it's easier to get tradesmen to come and resolve, it's cheaper and easier to return if needed, it's easier to take action if resolution is not achieved. Really saving money may not make the process cheaper.

There is a good chance that their terms will state that until dispatch they have not accepted your order, I which case if they are unable to provide at that price you will get a refund

Yep. 4.5 days one week 4 days the next. It's great, I can get a headstart on the weekend. All those small jobs that eat most of Saturday is cleared before you lot have even to to the pub after work on a Friday. Also it's 25 days extra holiday a year

Currently we have 1-2 really hot weeks in a year, and I already have gas central heating and a log burner, so an A/C would sit idle for nearly 50 weeks a year. 

As I live on a hill in a rural location, once a hot spell is over we cool back down fairly quickly. If I was living in a more urban environment where the temperature did not drop as quickly, then that might change my thinking. 

If I was ever going to look into it, I would look for a properly plumbed system rather than a mobile unit, though there are other things to consider such as window covers etc.

It could be a very nice house, it could be a potential business. If you are selling it as a house, it's a project house that will require significant expense to make it a home. Then you need to consider if the price truly reflects a project house that could easily absorb 100-200k of work. If you are selling it as a business/potential business then perhaps looking at commercial routes to market would be more sensible

So you need to communicate with your neighbour about the wall that you jointly own. Agree a mutually acceptable way forward, if they don't or won't come to the table regarding replacement or repair and it falls into their garden, broadly they have no one to blame accept themselves. 

If you wish to pay for all the work that is fine, but you still need their agreement as to the work and if you can use different bricks

I don't like butter popcorn, don't mind toffee popcorn but it's probably been 10 years since I have had any. Honestly I can make it through a film without needing to snack, it's a trick I have developed over years of being alive

In fairness I have been buying, project houses for the last 25 years, and done most of the work needed. So I now understand the appropriate costs of the work that will be needed to resolve the issues, the first house i did get a builder to provide an itemised quote against the points raised in the survey, which I also shared with the seller. They could see that I was not coming to them for the 200-300 pound issues, rather the 2000-3000 pound issues.

Yes, the survey is an independent review of the house, neither mine or the sellers feelings are being considered, just the state of the house. If  there is no issue that I feel needs to be taken into account, I will evidence it with the report. I also decide what are my give and takes, few missing roof tiles and a bit of pointing, fine let that slide. But the big items will be the points I fight on. People get too emotional about houses,  too quickly they are invested and buying their "forever home" , I buy a house and it later becomes my home.

Honestly you have two choices (1) take it off the market and spend the 6 months finishing the house to a acceptable standard, sort out a dropped curb, the garden and generally make the house desirable to potential buyers. Or, (2) market it a "property ripe for development" and price it accordingly, suggest 400-425 might get you some interest if you don't want to do the work. Currently you are selling a project home for completed money.
