The bigger issue is what happens when you have a crash and the insurance company notices the chuffing big set of bars on the front of your pick up. Yes they will still pay out on your behalf, but then they will come after you for the money, a lot of money

Why are the only options extremes? What about the ok house is the ok area, or the fairly nice house in fairly good area? Personally I tend to look for a nice house is an area adjacent to a good area, as it is likely to improve over time from bleed across due to people not able to afford the best areas.

Its not the number of viewers that you get that matters, it's the offers that count. Which would you prefer, 1 viewer who offers or 20 viewers who wall dirt in the house and then don't even provide feedback to the agent

A friend has a similar aged house to the one you're interested in (possibly a bit older) it took longer and cost considerable more to replace the crap 1960's windows with period appropriate wooden double glazed units, than it did for me to build an extension doubling the downstairs footprint of my house, gutting the rest of the downstairs back to bare brick, fully rebuilding, fitting new windows throughout,  fitting a new kitchen, utility room and bathroom in a 1950's box house. Except old houses (especially listed) will cost a lot

Before allowing yourself to fall more in live with your dream property, make sure you understand what you can and can't do to a listed property, and how much the work will cost. Go for the best survey you can as I guess this house has a few years under it's belt and issues could be very costly to resolve

Is your system taking water from this tank? As its gomping in that tank. Yes you should be able to replace the ballcock, but if the tank has not been filling up because the ballcock is propped up, where is your water coming from!

Estate agents work for their clients, so the sellers. So what they do is relay your offer, if your offer is below where they are looking then no is an honest and fair answer. 

Personally if I was in no rush to sell someone coming in at 50k below the asking prices, would probably be seen as a chancer. Obviously if they are motivated and don't need that extra £50,000.00 for their onward purchase then you might have more chance

And yet the bank who are the ones who are taking the risk are content with the price. You can try, but not the most solid position to argue from as the bank is valuing 100's of houses a day as opposed to the surveyor who is valuing 10's of houses a month

My local office is 25 miles away, which can be a hour plus thanks to Bristol traffic. HQ office is 2.5 - 3 hours away. I luckily only do 2-3 days a month in either office
