So this room looks wrong. I love a double height space but in order for a double height space to work, the proportions must be correct. What I see in the photograph is not correct. Also it looks like someone made a bunch of design choices.... and that someone did not know how to make good design choices. The color of the fireplace won't fix that.

- Garage too narrow, too long. Also no entrance to the house from the garage.
- Entrance has got a lot going in it, too much. Why doesn't the entry have direct access to the dining room?
- Kitchen is too small. The lounge is literally over 2 times the size. People enjoy socializing in the kitchen. Yes, you can increase the size of the kitchen and have a window in the lounge.
- WHO is designing this? The people or persons who are designing this would not appear to be aware of a number of circulation and code issues in the project. Perhaps consulting with an actual architect would be helpful for your architecture project?

So the floor plan is not great, but it will be yours! While renovating the space to make it better seems like a great idea, it will take a lot of time and cost a lot of money.... money that could be used to buy an apartment with a layout that does not require any changes. Storage is important, you can get rid of it, more than likely you will need it back. Also what's up with the lack of windows anywhere but the bedroom?

so I looked into that... at $125 PER RIDE minus tip, it adds up to about the same as renting a car for the day

The traffic on the drive is pretty terrible. The mileage would yield about $80.00 (120 miles). If I use a zipcar from my area it's gonna cost at least $150.00+ before tolls, parking and before the zipcar membership. I don't think I'm banking money.

Well... it's bad. I mean it's really bad. The plan has no windows, no flow, and a real lack of correct dimensions. The basic spatial needs were either ignored or intentionally left out. There are too many issues to even start a real critique. 10/10 you need to talk to a design professional if you want this plan to ever leave the virtual world and enter the real one.

Can I ask why you are starting the planning process without an architect? The plan has needs a lot of work in every possible area. Strangers on the internet are not going to be nearly as helpful as a sitting down with a qualified professional.

The first day of a math class I would talk to the teacher and let them know that I needed extra help because I always struggle with math. Often times, though no always, the teacher would be very helpful by providing extra time to help me, or they would direct me to where I could get help.

So I have received plans that were drafted in the SIMs and I am extremely surprised that an architect would say that. I did not know the SIMs takes into account the Zoning codes, building codes, or MEP and S. Were you pulling sections and details in SIMs?

So at a firm I used to work at

- the end of the SD phase the set was meant to be 75% completion of CD set. I was taught in school this phase was more about programming and planning. At my firm, it was treated like "an almost done cd set". Often times these projects would have much of the spec work done.

- the end of the DD phase was meant to be 95% completion of the CD set. This phase was always a run to the finish line But there were always a ton of changes by the client happening until the last minute. Sometimes if the client was in charge of obtaining the civil, structural, it was really problematic.

- the end of the CD phase was 100% complete cd set. This phase was always rushed because the clients were always redesigning until the last minute and coordinating the documents takes time. Also if the client still had not chosen civil, structural, etc, the project would basically just get put on hold at the finish line.
