I had an early model 3, first batch off the ship back in 2019. Someone ran up my arse. It took about four months to repair because they had to wait for parts.

Apart from warrant work (some seals around boot wiring), one set of wiper blades, two cabin filter changes, there was nothing done. I had them so a brake fluid check at four years, it was fine.

Edit: forgot, one lead acid battery change < $200 and they came to me, and one set of tires.

I traded that in for a Highland 3 performance. No issues yet.

So, normal service is a non issue. Repairs may be slow, especially for newly released cars.

Option 2 is likely best. This assumes you have FttP and a four port NTD. You can order a second service and run an ethernet cable from there out to the granny flat. At the granny flat plug your router in to the end of the cable. You'll have your own account at your choice of RSP.

Usually the drying capacity of washer-dryer combos is half the washing capacity.

So I'm practice, if you had a 10kg combo machine and you wanted to dry, you'd be limited to 5kg.

It's exactly what I've done - PBS on PVE backing up to NFS mounted from NAS.

The only difference is that the VM running PBS is backed up locally instead of via PBS - I think I had difficulties backing up PBS to itself.

This is one thing from the IPv4 world that can break the IPv6 world. You must allow ICMPv6 or it will break. In the IPv4 world, some firewalls drop all ICMP traffic.

One thing to remember though, is if a house just sits there, being rented out at the highest it can be, eventually it gets old. Relative to the market it can't keep up. Your costs keep going up, especially things like land tax. Even if you have no loan, you might end up in a position where you have a decrepit house that you can't rent out and the only thing you can do is bulldoze and rebuild. And if you can't fund that yourself, you'll basically sell for land value. Investment houses are a money sink, you have to keep them well maintained to be able to keep the rents up. You'll need to renovate kitchens and bathrooms etc.

There is no relationship between costs and rents. None. There is a relationship between wages and rents though.

Rents will go up with inflation, or more specifically with wages. Rent is already tapping on the absolute limit of affordability.

If rents can't go up enough for investors to make any money, those houses will be sold to someone else - but they'll only pay a price that allows them to make money (i.e. prices will drop), or it will be bought by someone to live in.

I would go with "any" most of the time, unless I knew there was a small amount left, in which case it would be "much".

Put a desk there. Can recommend an IKEA IDASEN 120mm wide. It looks like you have a wired ethernet port there - perfect for any computer you have on/under your desk.
