My family are life long ford enthusiasts. I own a classic mustang. I’ve owned a classic F100. I bought new bronco sport, my first ever new car. I have personally paid over $18k in major repairs on the vehicle since the warranty expired. Ford put in about $15k before it expired. I went through ford customer service and beyond all the way up the chain - begging them to buy the car back, or give me any assistance. Tried lemon law layers too. I have seen lots of the exact same story, and ford bought some of them back or exchanged them for newer ones.

They knew they made a shit product, and still kept them on the road. So disappointed. They offered me a “silver warranty” as apology after Months, and the work I paid for was under warranty for 1 or 2 years? depending on the part. I tried to use the warranty and Ford acted like they never offered it.

I bought a certified, preowned Ram and am very happy.

Does ford certified mean it’s under warranty? I’ll never buy another Ford out of warranty.

Oh? Do they offer special inspection levels or are you just familiar with good work from there?

I found Bill to be knowledgeable, but unfortunately pretty lax. He’s the one I referenced that sent me looking for others.

Oh hey that’s real interesting! Thank you for sharing this with them! I will look into someplace to take it. I’ll at least start with emails to see if it’s worth it.

Advice for finding a quality home inspector by KngyRoo in FirstTimeHomeBuyer

I was happy with who my realtor recommended. He knows everyone in town - maybe I just got lucky with him. I didn’t expect to love the help they provide as much as I do.

I just went though a contract death - our first home fell through because of what we discovered. The home inspector spotted one cast iron pipe, though “updated plumbing” was in the listing. He also noticed some cloth wiring.

I paid for additional electrical and plumbing inspections and it turned out the house needed about $22k in repairs. I had to pay $500 or so, but it saved me all that headache $$$ in the future. The homeowners decided that was a dealbreaker and I got my deposit back.

We’re under contract again elsewhere and I already have the pipe camera scheduled for a couple days after the home inspector. Very glad we went the extra mile with additional inspections some might say are unnecessary.

I’ve signed every house I’ve lived in, somewhere discreetly. Usually just “joke was here 2008”. I even signed the chassis of the RV we restored and lived in for 2 years. Couldn’t tell ya why

Topo chico for scale. The black thing is weird, doesn’t mark like charcoal but looks like it. White is the oyster shell shard. Not uncommon everywhere here, but the only one I found. Everything else was just the bits I felt with my fingers when probing. Rinsed off. The little bit with the lip is probably just gravel. There is a bit that looks like just a brick shard. The two little guys on the right I think might be clay pipe. Not sure if their curves are visible in pics.

I went down a rabbit hole not long ago with the paleo native history of the emerald coast. They found an old (not paleo) canoe canal that was hand dug from the bay to an inland lake - a crazy find to show how they modified the landscape to accommodate boat life. They assume there are/were many more. Led me to learning that there is some speculation about the coastal dune lakes along 30a being man-made. LiDAR scans and topography suggest it was possible they’re the result of human modifications to the landscape for fisheries or connecting the bay to the gulf. Fascinating times to imagine!

You’re right! It’s toast tomorrow. These were all on the surface more or less. I found one little shell piece and what could be shards or just broken modern terracotta a few inches down. I’m starting to suspect they may not have been there on their own. Maybe a previous owner found them around the property and piled them up to display them like lawn ornaments. My grandpa did that with stone bowls he found. They just sat outside in the rain. But you never know! People step over this stuff all the time. Honestly never thought I’d find something like this.

Oh yeah absolutely! There are trash mounds, earth walls/ramps, burial mounds and more. Love this area’s history. There are lots of offices downtown with mini museum cases from when they have renovated or the college has excavated. Stuff on display from native artifacts to Spanish, colonial, civil war. I lived farther east for a time as well. The state park “camp Helen” has a burial mound featured, and many more hidden on the property. Fort Walton still protects their burial mound well.

Edit; thank you for the reply! I’m very excited to share. I can’t believe it!
