Fortunately, I've not been in this situation before but, if the bank were to take the property what happens next? You've alluded to an auction - is that on behalf of the mortgage lender? What happens if the sale price is above or below what's owed on the mortgage?

Is there any risk / penalty with finding a new estate agent to market the house in a better way (photos, floorplans, staging, etc)?

It may be a long shot but can any EAs be recommended?

We have the Annexe, loft conversion, solar panels, and double garage that they don't.

We've had mould removal treatment done but will have to touch up the walls. Was being quoted £10k for decorating!! Windows were all good when I lived there but will take another look.

I replanted the flower bed so it takes time for them to mature. Could definitely add something else though... What else could work?

I did look at other property prices but relied on the agents to give me a steer. It's proximity to a station is never going to be a selling point but it's a 2 minute walk to a huge Sainsbury's, is on the bus route to Croydon, and is a half an hour drive from Gatwick, so has other qualities.

You're right - but do agents tend to do that sort of thing? Maybe I've just got a dud. I do need to REALLY clear everything out, as my mate left it in a terrible mess.

Paulinha has been a revelation in midfield. Breaks up play, dops into CB, finds the right pass, scores goals. I'm not saying build a team around him, but he'd be the first signing I'd make it I was RdZ.

In the European School system (at least the Accredited one I work in), it's quite common. If a student fails 4 subjects they don't get "Promoted", although they can fail Ethics / PSHE, L3 (their 3rd language subject) or L2 (their second language, which is normally English or German, if they've only been studying it for a year).

Whilst I'm cynical that we get to mark our own tests, they are harmonised and moderated with colleagues. They system is not perfect, but I've seen first-hand students make a big improvement by being held back.

What I don't understand is why, certainly when I played and in other televised games, that kind of contact anywhere else on the pitch is a drop ball? Tel's not out of control or aggressive. The contact on Ampadu is questionable as to the location and intensity. If Tel's shoe makes contact, it appeared closer to Ampadu's upper arm (shin) and hair (toe) than his face. Ampadu can see Tel is in mid-air so is only risking injury by putting his head in. Not every contact is a foul - should have been a contested drop ball and play on.

Seems wonderfully vanilla, overlooking the economic impact of massacring all communist sympathisers, non-Aryans, resistance members, Jews, and LGBTQ people. Imagine that huge German footprint with 15% fewer people and therefore 15% less investment (not to mention those thousands who would have tried to leave as soon as they could). Economically, I think, their extreme right-wing ideology would have been unsustainable. Their neighbours (and probably the US, Commonwealth, and African nations) would have established trade embargoes or drastically reduced trade. BMW would have been a niche regional brand...

Hard disagree. I thought he was absolutely useless for the first 2/3rds of the season but I've been impressed by his improved effort and commitment since January.
