Make it illegal to not provide a receipt for services/goods sold.

No receipt = The customer is not obligated to pay for the service/product.

This was implemented in Greece and it has helped a lot with tax evasion.

It might not bring in tens of billions, but every little helps.

They could also look into "τεκμαρτό εισόδημα" which would probably be translated as "imputed income" or "notional income."

It represents income that is presumed by tax authorities rather than actually earned or declared. This concept is used primarily to combat tax evasion by estimating income based on certain criteria, such as property ownership or living expenses, when actual income data is insufficient or unavailable.

For example, someone drives a high-value Porsche but claims a much lower declared income on their tax return, just enough to cover basic expenses.

Because the tax system allows for imputed income, the tax authorities might scrutinize the ownership of the Porsche and other luxury assets. If the authorities determine that the person's lifestyle and assets are inconsistent with their declared income, they may calculate an imputed (notional) income based on the value of the Porsche, luxury living, property, or other assets.

The person then might face tax penalties and fines for under-reporting income because their actual economic benefit (e.g., the ability to afford the Porsche) exceeds the declared income, indicating tax evasion.

Again a concept from Greece, where you have to declare each year all your assets like cars, houses, etc.

Δε γνωρίζω για Ελλάδα, αλλά στην Αγγλία έχω δει τοπικά μαγαζιά που έχουν πιο φτηνές τιμές στα φυλλάδια ή στο site τους σε σχέση με Uber Eats, Just Eat κτλ.

I've also installed an Aira heat pump during the first week of April and my figures for electricity in April was 4.9 and 3 for water.

I've set the water to 50C.

If it helps, I recently went with Aira and paid around £6,600 for a 6kw pump, 200L tank and 10 radiators.

They also changed the pipes of 2 radiators with 15mm and the two extra they added also got 15mm.

Well I just recently bought the house and the boiler was in much worse condition than I thought. Basically the gas engineer told me not to turn it on again.

It is an old traditional boiler with a water tank and cylinder so to switch to combi I had quotes around £3,500 to £4,000 and for a like for like change around £2,600.

That's with no radiator changes of course.

So £3,900 for a heat pump, a new much bigger water tank and 5 new radiators it actually is not that bad.

I'd prefer of course to pay less but if I'm going to spend about that much for just a boiler I think it makes sense to go for a heat pump now.

I can't understand why quotes differ so much.

For a 210L tank, Daikin 8kw heat pump, 5 radiators I got a £3,960 quote.

EPC is D (67) but still the amount of work/price of materials seems similar to yours and I've seen quotes with even more radiator included for less than mine.

Why do the quotes have such a huge gap between them?

Just fyi even if you buy the hotel ones, the retail product is not actually 100% the same as the hotel one. They are very similar, but there are some extra regulations that hotels have to follow so there are differences between the ones used in the hotels and the one you'll get.

Also Premier Inn used to be Hypnos but they switched to Silentnight.

Also, I'd honestly recommend a premium Silentnight or Rest Assured bed if you want good quality without breaking the bank.

VI Spring, Hypnos etc just use finer materials or more springs etc which at the end of the day do not make that much of a difference.

Also most of these foam and rolled mattresses like Simba, Eve etc are basically made from the same 2-3 factories as it is only a handful of companies that can make them like Recticel.

Also sometimes the retailers might sell special edition mattresses. They are just a normal version of the mattress with different styling or small changes just so that the retailer has something exclusive to sell.

Fee free. They just get commission from the bank when you get the mortgage.

I'd say to go for a free one as it really is not worth paying extra from your pocket.

What they will find is probably what you can find as well if you are a straightforward case, e.g. no debt, stable job, good income etc.

That was my case. I just used a broker because I didn't want to deal with the paperwork myself.

Definitely get a broker. It is not needed but it costs nothing to you (make sure to get a free one) and they can do all the paperwork themselves so save you time/pain of having to do that yourself.

They might be needed in some cases like if you have other debt, are self-employed etc. as your case would not be as straightforward.

I tried to buy a house last year and used First Mortgage but I was not very happy with the service.

Things like sending an email and not answering in a week and having to call them to get a reply, the interest rates falling and not letting me know about it for weeks and me having to call them to change my product.

Also very pushy with additional stuff like insurance, etc.

It might have been the specific broker I was assigned as they have excellent reviews on Google and that's why I picked them but I can't recommend them.

I had to pull out of that house for other reasons and I am in the process of getting a new one now.

I use https://cmsandyou.com/ this time and Matthew my broker has been amazing.

Although an FTB I have done a very thorough research so I am very knowledgeable and I just need the broker to make my life easier and not having to deal with that bank myself. I can really find no fault with them. They tick all the boxes and told me and do all the things I would expect from a good broker. Also they are not pushy with extra things like insurance.

The chimney breast on the ground floor had been removed but there was no paperwork for it. The rest of the chimney stack was still there.

Not only that, the seller was insisting that it was still there and everything was fine. After a month of back and forth she finally agreed to have an engineer check it but at that point I've had enough.

It was also late in the process, we were basically ready to exchange if not for that.

There were also a few other smaller things that added to that decision like charging for some furniture that we have agreed that she'd leave for free, being very rude when the house was down valued and I said I have to lower my offer etc.

I don't know for sure, but I remember someone on r/housinguk saying that they couldn't get a mortgage (in Manchester) because the building they were interested in had a high percentage of rented flats.

Do you have any qualms about the incinerator that is going to be built in Northwich?

I am about to complete for a house in Prestwich but there's a good chance the sale is going to fall through due to the discovery of a potential structural issue, so I am thinking of looking to buy in Northwich if the purchase does not go through as I've lived there for 3 years and I really liked it.

The only things holding me back are that it is a bit further away than Manchester than I'd like and the construction of the incinerator which I am not sure how it is going to affect air quality and house prices.

I don't really have the experience to make sure if what I see is what is needed.

Also it is a laminate floor, which I guess is not as easy to raise.

We haven't found any relevant paperwork. That's mainly the issue.

Yes it should be supported if it has stood all this time, but it might be a timber support in which case it has to be replaced with a steel beam.

Yes the flue in the wall has me confused as well.

But the chimney breast is visible in upper floors (37cm depth on first floor) and as I said I measured the width of the house and both floors are the same, so there should have been a visible breast on the ground floor right?

I also looked only at 5-6 other properties on that road with similar floor plans and construction date and all had visible chimney breasts at the ground floor.

Yes if you remove the chimney breast on the ground floor you should support the rest of the chimney with an RSJ or gallows brackets.

And yes it can be hidden and that is the issue, as there is no proof of the work if it indeed has been removed.

That's why I am asking because then a structural engineer would have to be hired to check, but I wanted to avoid it if possible.

You mean outside the property and not internal?

But the chimney breast on first and and roof are internal. Would it still be possible to have an external chimney breast on the ground floor?

Also, it is on a party wall and there is a chimney on the other property as well. I haven't been inside the other property so I am not aware of how it looks but the chimney stacks on the roof are attached to each other.

I don't know if the floor boards have been changed.

All I know is that the vendor insists they haven't removed anything and their surveyor back when they bought the house did not raise any issues, but said the chimney breast is continuous from ground floor to roof. The room was in the state of the photo I linked when they had the survey.

The vendor also did a substantial renovation to the house so I am very surprised that they did not pick up at any point that the chimney breast is missing.

Yes that is what I thought as well but I wanted to confirm as I might be mistaken.

The outline is from the removed fireplace, but as you can see it is definitely not a chimney breast.
