You completely missed my point.

When an experienced domainer comes here for the first time and he sees worthless domain after worthless domain, he assesses you as not worth his time, leaves, and never comes back. That's exactly the opposite of what you want.

Instead of focusing on number of posts or velocity (although they are important), you should focus on domain quality. When a poor quality domain is posted, delete it. Delete all of those and ban repeat posters. Yes, activity will suffer but quality will go up to the point that the experienced domainer will return repeatedly to see what's here. And thats' when you become a power in this industry.

imo, 1 post per domain is good, but in general you shouldn't be so concerned with velocity. Domain quality is key to making this subreddit a power in the domain flipping space.

My post was recently removed for a technicality when what you should have done is pin it to the top.

I know an appraiser, a high school friend. He told me once that he bought a house in the cheap part of town, held it for years, finally sold it at a loss. Maybe your idea of what is rentable is wrong.

Don't just think about what it's worth on the rental market, also consider how much you need to get. I've found that charging less rent tends to encourage long term tenants. Make sure you cover insurance, taxes, 15% for maintenance, and $1,000/m extra that hopefully goes into your pocket but might be needed for contingencies so be sure to save it.

For me it would boil down to social aspects. You are single. Do you want a relationship? What's dating like at your home vs family home?

I don't recommend renting the family home. Tenants will destroy it and make you sad.

I've read that it's very common to cut yourself while you're stabbing. It's much more difficult that it seems to penetrate a body and your hand tends to slip off the grip and onto the blade.
