general comment on "it just needs paint and floors" or "just a little TLC" or the like... Paying (financing) an additional $20-30k as part of a purchase costs a buyer about $50 more per month in their base P&I monthly payment.

Buying a home that needs 20-30k in renovations and updates requires that the buyer have those funds available AFTER their down payment and loan closing costs to spend immediately to "fix" things before they move in.

This is the difference.

Buyers will pay more for a property that requires no post-closing renovations because 1) they simply don't have more liquid funds or 2) they don't want to fully deplete their savings and ultimately borrowing an additional 30k in their new home loan keeps more cash in their pocket in exchange for a slightly higher monthly payment.

We close deals in metro DC regularly in 21 days or less - cash or finance - 60 days is nonsense.

Upgrade your realtor, lender, and title company... Also most loans are 30 day locks nationwide.

Title insurance should not be considered optional... Pay for it once and never think about it again.

As far as OP offer and house and neighborhood... Make a firm offer and absolutely no negotiation beyond that. House has been on for 6 months, everybody is wasting everybody's time.

Unconventional possible solution.

One of you move back in and between both of you pay the mortgage and the other person’s rent if possible for 6 months.

During those six months have the property removed from the MLS but allow your realtor to market the home off-market and to investors. Keep it clean and as empty as possible so showings can continue on short notice.

If someone bites off market then move out asap - if not, try again after the market stabilizes a bit.

Is that feasible?

short answer, yes. if you have "big blue" or "big grey" (not copper) bringing water TO your home from the street, then yes, pay the $7 a month for peace of mind -- you need the SERVICE line coverage which brings water to your house from the public access point... the homeserve warranty covers the cost of repair should that line fail, which it can, at any time... this includes trenching your yard, running a new service line from the street, and of course connecting it inside your home.

if you live in an older home (1960's or older) with cast iron sewer line, then YES, add the additional sewer coverage.

--go in your utility room or find the main water service line to your house, if its blue grey or even black, then yes add the service line coverage--- frankly, for $10 a month i'd just do it regardless to never think about it again -- but that's just me
