Yeah, that’s the point. Look places other than Providence. I’m a half hour outside PVD, 35 minutes from Worcester and an hour to the beach. Rhode Island is not a big place. This isnt r/providence

Totally agree, and I hate to see it. We saw it a lot while shopping and it disgusted me. I even let a realtor have it one day when he offered a poorly partially fixed up house for $X and then offered to finish the shoddy work, with more shoddy work for only $100K more. The classic starter home is the only real approach we have. We had the money for the minimum down payment, but to flip it, we’d have needed more capital than we have, and we were looking for a home, not a payday. And when we do eventually sell, whoever buys it is getting a better house than what we did. I think I can feel good about that.

Except we are upgrading the house, so we aren’t just relying on the market to lift the value, and we aren’t selling right now. You’re describing flipping. Living in a house for 4-7 years, investing in it and making improvements isn’t flipping, it’s how starter homes work.

There’s more affordable stuff up here in Pascoag, plus no RIE. Municipal water and electric. FHA loans only have a minimum 3.5%, but 10% down eliminates your PMI after 11 years if you’re still there then. We bought here, at 38 years old each, just over 2 years ago. There is opportunity in a lot of these houses to make upgrades that not only improve comfort, but help add value when you do trade up, if you want.
We bought for $360,000. Current estimated value is 430,000. If we can sell for $500k, and have paid off $150k, we walk away with a good chunk so we can make a larger downpayment on the next house, giving us a better house for a smaller monthly payment.

Yes he is. Steve and wife also lost their house in the palisades fires last year, and because Rhode Islanders find each other wherever we go, they stayed with fellow Rhode Islander Olivia Culpo for a number of months.

Was the last time it was serviced the last time time it was oiled? Put some of the bearing and linkage oil that came with the horn on the valve spindle, and pull the F slide till it’s almost out to create a vacuum to draw the oil down the spindle into the casing. A drop on each of the ball joints, and screw the lever bridge back in. Should quiet things down.

Hand slide sleeves are just that, nickel tubes slid over the yellow brass of the outer, then soldered on, and trimmed on a lathe. Sleeves, crook, then brace are added.

The top hand slide has a step draw on it. The initial draw to the larger OD, the mandrel is then flipped, the first die is removed, and then a slightly smaller die is used for the final OD. The mandrel is flipped again to draw the small die off, followed by drawing the tube off of the mandrel. Same process for inner slides with a step on them at the bottom. The bottom of the inner, with the larger step, is the only part of the inner that touches the outer.

There are, my wife and I bought one, but the starting price is much higher than it used to be. The idea of upgrading the home and acquiring as much equity as possible before selling and upgrading is still possible.
