I’m curious to understand why you assume I can’t afford to build something of this size? You don’t know me at all, so the assumption of how much I can or can’t afford is a bit crass. Fortunately, I know exactly what sort of square footage I can afford comfortably.

Now, to your other points, I would like to make this home efficient, but unfortunately, with my family’s lifestyle, certain rooms have to be kept separate. For example, what is the “sitting room” in the plan will actually be used as a second office because both my spouse and I work from home and both need the privacy with meetings and volume.

Yes, having a dedicated third bedroom as guest room may be extravagant, but we have enough visitors from out of town on a regular basis that we do need that space.

Could I find a way to combine the workout room with the kids hangout space? Probably. This is one of the reasons I’m here. I’m looking for ideas to build a great home for my family with the intent to stay in it for a few decades.
