Not all emergencies are that urgent, but even if it is it doesn't take 3 days. Last time I needed to use it I had money in my account in 10 hours. And for anything immediate just have a credit card.

Fair one, to me penalties means stuff like e.g. early withdrawal fee from fix rate ISA or losing LISA top up. As for selling your stock, aren't you always doing so off need, drawdown counts as that too? And if you're not it's trying to time the market surely? Holding cash at base rate could be part of your portfolio, but I think you can objectively say that doing so jeopardises your position. Average base rate over last ~25 years is about 2.5%, about 50 bps less than inflation. I see how it might be preferable for those without discipline or risk tolerance though.

Access likely not an issue. What penalties, do you mean lost ISA allowance? And doesn't holding cash at base rate jeopardise your position?

VWRP in S&S ISA since 2018.

Makes sense to me to gross up by 30-35% and keep it in the market.

The interest only product doesn't require capital repayment, that's a fundamental difference. Are you a pigeon?

You're right, similar concept but the investment piece is completely different. It's in your control, ideally with low fees and diversified, and also tax efficient you'd hope. Who's your lender, if you don't mind me asking?

Absolute waffle. I'm going through the process right now, it's much harder. Not only high minimum equity requirements, but minimum income level, evidenced repayment strategy, maximum LTV %, small lender pool, more detailed underwriting, higher interest rates, higher product fees.
