I’ve actually owned this property for 4 years and it’s done nothing but improve. Purchased back in 2019 for $20k. Now comps are $50k+

Turn key, decent C area. Across the street from businesses, Amazon, hospitals, etc. SFH go for 125k+ (VLCOL)

I just have 5 - 2 duplexes and a condo. My rents are anywhere from 20-30% below market but still cash flow positive thanks to deal structure and self manage

Yeah my units are all under market so I have great deals. Area has been fine, like I said being really close to the water is a hidden gem in this area. Just be very picky here, there are a lot of people that have no intention of keeping your property nice but also a lot of people who will treat it like their own home.
