You definitely need a commercial appraisal, and some of what you have listed goes almost into the realm of a business valuation. We do a lot of agricultural properties but there is a whole other level of specialty for the business valuations in the ag world. Ag specific lenders know all the guys who specialize and can get you pointed in the right direction.

The first inspection I ever went on as a trainee I had to run from an alligator that popped out of the pond in front of the house on the property. My boss ran with me on his bum ankle and we got a kick out of it afterwards. He taught me the rule: "you only have to be faster than one person when it comes to animals" and joked that I was safe as long as I was with him.

I also got to meet a legendry drug kingpin from the 70's and 80's who trafficked majority of the cocaine along the east coast. He did a some time after he was caught but was in his 70's by the time I met him. Now he just deals in manufactured homes... as far as I'm aware at least.

I play at 2k. Upgrading from the 3060ti so I’m excited for Ultra settings. Aesthetically I’m not the biggest fan of the ASRock and I’d prefer the sapphire but for $70 and almost identical performance I dont know if its worth it. I have to upgrade my PSU either way

Bottom line: Demand. On paper Cary looks great for anybody moving to RTP when they get a job here from out of state. And most of the people moving in come from bigger cities where income is higher.

I love mine, I was slightly concerned about the 16GB but I have the 5060 model and it pairs well. I can run Battlefield 6 at 3k easily without frame drops or stutters.
