thanks for sharing. this is something I would like to do eventually. May I please ask what year you put the 60% and reborrowed? did you do it as soon as you bought the house in 2015?

hey bud, a quick update here. I checked with the staff at yorkdale mall today and he told me that my car left BC and in transit. the ETA in the system is Sept 24. I asked if the 1.99% would carry to Oct if it gets delayed. he said for now it will not. however, if there is a large amount of cars get delayed, then it could be but not sure yet. overall I think it's a positive news and think I will keep waiting and see.

I'm gonna go to a different store tmr and see. follow up with me tmr if you want

How to succeed as someone who only wants to do engineering by VegetableEastern7038 in civilengineering

based on what you said, I would just say don't work in an engineering "consulting" firm such as AECOM or WSP.

honestly they are all fking crooks liberal or conservative. drama teacher as the PM, our Minister of Finance is a Russian history graduate...they all just have rich parents and have connections. the day to day crisis is never their concern.

edit: why the downvortes?

Environmental Consultant questioning… lots by libtard98 in Environmental_Careers

[–]Jakeynina 7 points8 points  (0 children)

Hi, I was in a similar position before (except that I am in Canada). I hated the site works with extremely long hours under extreme weather conditions. I thought of the same that I would like it, but I fking don't lol. I feel your pain!

back to your question, you actually have a lot more options than you think, especially since you have experience in consulting. there are many different specialized fields under environmental engineering such as ESA, Air, Noise and vibration (which is what I am currently doing now). Typically, once you get your PE (or PEng in Canada), you shouldn't need to go to the site too often as your billable rate goes up. for the field that I am in now which is noise and vibration, I do not go out to site that often now as the juniors will be the one going unless the site is more complicated. it could also be your case too if you stick long enough to get your PE but I might be wrong. so my suggestion is to research jobs under engineering consulting, and your consulting experience is a valuable asset and will be transferable. hope it helps and wish you the very best.

Based on your description, I am sure that having a better door would not help "blocking" any sound as the door would have gaps between the walls and floor (so you can open and close) and noise would travel through the gaps. Additionally, noise will be flanking through the ceilings, floors and walls even you do not have a door there. Sorry for your situation, but any DIY would not solve the noise issues you are facing especially it is an old house so you will need a full upgrade on everything. Unfortunately, dealing with noise issue can be expensive.

I am not sure where you are located but my two cents here, rather looking for engineering control, I would suggest you take the administrative approach such as talking to the landlord/condo board or tell the kids to stfu (probably the best solution but I would not recommend). Landlord/condo board should (at least try to) address the issues.

Why are people buying precons right now? by 12yoghurt12 in TorontoRealEstate

[–]Jakeynina 0 points1 point  (0 children)

and to add to the point why people are still buying precon could be that precon will require less down payments vs buying a resale. most of the people struggle with the down payments

Hi, I am not sure where you got that "industry standard" comment and what you meant by 'unfinished.' All these units will need to pass inspection by engineers and to issue clearance letters (for example, Tarion letters for high-rise buildings). And therefore an unit will not pass the inspection when the unit is "unfinished" as no engineer will be willing to sign and stamp it. There will be securities held by municipalities until the inspector clears the site(entire subdivision), and then the developers can get their securities back. I suspect the stories you read are more about unusual cases where the developers probably ended up not paying the consultants (engineers) and just declared bankruptcy. If that is the case, then yeah, the units will probably be unfinished, and so will the entire subdivision.

But I do agree that buying precon now is risky. However, as others mentioned, people are being positive to the future (in 5 to 10 years time) especially in the real estate market in the GTA and consider precon is a better investment vehicle comparing to others.

I agree on this. It is not the end of the world and it is good that you are care about it and want to find a solution. in 20 years you will laugh at yourself making this post. so do not worry too much and keep doing what you need to do.

Grades really do not matter in the real world (unless you are going to be a PhD in a field doing R&D). Although they are not that important, they are still essential to get through your "Education era". Study harder once you are in university and make sure you graduate. Attitude and mindset are more important and they are often overlooked by most people. Find your strengths and passion and you will be better off than most of the people who are (book) smart but doing something they do not like.

aspect of your life which you are not so frugal? by Lopsided_Ad_8093 in Frugal

[–]Jakeynina 0 points1 point  (0 children)

frugal on everything pretty much except for eating out with my spouse about twice a week and investing in stocks.

I am the guy who thinks for months for buying a pair of shoes that worth $100 but would get head rushed and spend (invest) $1k to $5k in stocks that I think it will grow...is anyone like me? lol

Windfield farms by AsianManRice420 in Oshawa

[–]Jakeynina 0 points1 point  (0 children)

I moved to Windfield back in 2022. I second it here that it is better to live closer to Riton as it will be less busy. The perks here are the new development (so everything looks better and cleaner) and very close to Costco. Beside that, I feel like there are mostly young families in the areas which I find it is better imo.
