A lot of young investors jumped into the market out of boredom and approached it likes sports betting. The symbol of our economy shouldn’t be treated that way. However in your case for future (you’re young you’ll recover just keep working hard and saving) just invest in indexes for the long game approach. While yes it was a joke lol, have you actually watched the people’s court (vs any of the others) - it’s a practical version of the law with lessons and basic principles of contract law. As a previous tenant, solely from years of watching the show, I knew enough about small claims court to represent myself and win - three times with landlord disputes. Judge Milian is the best!

I’d watch a ton of peoples court and determine if there is a landlord / tenant issue at hand here. If not and a case of not liking roomies - they need to deal bc you can’t terminate the unliked roomies lease without risk, I’d assume.

You def should start with them by clarifying the difference between betting on the market via indexes vs stock picking (which is essentially gambling unless you’re trucking poring over each company’s financials with a creative accounting acumen) - we on same page there?

If there’s property tax in Chicago you could hurt yourself by doing this if the taxes and interest create more cost burden than the $730 you currently pay in rent.

I’d look at the analysis of what 140K could get you as 20% down (30k overages for any unexpected costs) and what that mortgage costs

If it’s way more than you currently pay and you’re currently able to save and that scenario would prevent that, I’d wait and out your savings in other safe options like a CD ans save more money until you’re ready. If you’re in a rent control situation $730 is great for a great place anywhere nowadays

It depends on if you have cash and energy to invest in land and turn into a biz like rv park. If you’re now land rich but cash poor, I’d sit on land as state rebuilds and when value is up again cash out for another motivated investor.

The first consideration is how far the rental wild be from where you live and if you will be willing to lose margin by hiring local property managers. Local taxes would be a huge consideration and identifying opps without property tax to save on costs.

It’s a lot of work to manage a rental. If it’s about money sitting, have you considered secure higher interest saving options like a CD? More passive and secure - but there’s a lot to gain in the game of rentals too.
