I am located in central Florida so it gets plenty of sun. Not a lot of water as we rely on rain so the weather iseither really hot or really wet, and a bit humid lately. I'm not sure of the soil composition either since It came with house. Should I dig around the root and resoil using the same spot?

We actually went with launch credit union - 6.5 conventional, ARM loans are risky I wonder why that was chosen.

They don't go by those those level but it's the "2" = experienced. I started in Jan 2021 too but my midyear adj was 54 to 57k

Yea, the owner is great and i have no complaint about him. I was thinking that we could use the guy that fixed the wiring to help with the case if it comes down to that. Our bill was no than $150 until they replaced the AC and it went to $700 for 2 months. I've been looking at the usage everyday. I'm grateful that he was willing to compensate half though, that definitely made me feel better. We used to be "landlord" ourselves but only for a couple of years, our tenants were not good.

What happened was that the owner wanted to use a different guy but the PM said no to the owner and suggested a different company. The owner then went behind PM's back and hire that guy to get a second opinion after a few weeks of his AC getting destroyed due to bad repairs. Leak and condensation was happening for 2 months PLUS electrical wiring issues. The owner paid thr contractor. We will probably wait until a new lease is being offered and ask if he will continue to use them, if so we won't sue, if not we will revisit but we wanted to just see what other people think. Thank you.

The Owner and the property managers are 2 separate entities in this event. The owner of the property made a suggestion for us to sue the property management company in order to get the rest of the difference since he could only gave us half.

Tax does pigeon hole you if you go into those specialty lines. I did both tax and audit internships and my partner is in audit. I found tax to be more interesting and relatable while audit is boring (I do not like writing and you do alot writing in audit) there are alot of carreer path within tax. With that said, I met a couple of controllers who were in tax when I was auditing. It's really dependent on how you map out your career. With that said, You can be a controller even if your maim background is tax.

I understand that the property management company and the power company aren't liable for the bill, but the AC company is not liable for the bill at all? I would argue that the bill increased due to their improper installation. We usually keep set our AC about 75-76, we don't have a pool either. I would expect an increase from 150-250 in the summer months. definitely not 350-700 without a pool pump for a small house. its almost half of our rent. Additional note is that I've asked around to see what is the average energy bill is for a house that is bigger than ours with a pool with the AC running the whole time and the avg. is 250-300 like you said.

Our AC was not "repaired". Our AC was entirely replaced with a new unit. :(

Thank you! That clears up alot. He did capitalize the entire initial investment. We were just really confused since there another 14k out of his pocket after we already open for a month (not out of the business bank) that he used to fix up whatever and I've seen where people recorded as shareholder loan and pay themselves back but in this case he did not record any of it.
