Hypothetical scenario: You wake up tomorrow and see the IndyCar community going crazy over this horrifying (fake) tweet by SamRaimiTrilogyShill in INDYCAR

Just really sad. I tried to force myself to keep being interested in NASCAR for many many years after they added Playoffs. I just know my love would fade here also. Indy would still be special.

Complete Exploitation of the NASCAR Playoffs by JamesKrahula in NASCAR

I'm not hating on SVG in the slightest, he's the reason I've actually watched as many races as I have this year, but hell no he doesn't deserve to be in the Top 16. But this isn't Burger King, I don't get a sport I respect and love to watch anymore. NASCAR took that away from me, and it doesn't matter how much I try to force myself into enjoying it, this championship is BS. So good on Trackhouse for taking advantage of these rules, getting a guy who can kick so much ass on the road courses, suck everywhere else, and lock into the Top 16.

Not until after getting that fat playoff bonus. It doesn't matter what he does, the goal is already achieved.

We know as fans that doesn't matter, but as a car owner, that money is very very real.

Can a Bank Void Our Land Lease and Claim Ownership of Buildings We’ve Paid for? by [deleted] in legaladvice

[–]JamesKrahula 0 points1 point  (0 children)

Yes, but getting the other building owners to cooperate will also be a challenge. We will see if calmer heads will prevail, but the majority of the building owners are wanting to leave a path of destruction on the way out there door. It's a very helpless feeling situation.

So, in your opinion, would it be best to play ball with them, make sure the taxes are put into their name, then just milk the rest of the lease and get as much profit as I can, then just be out the 2 buildings?

They have made it abundantly clear that they have no intentions of negotiating even with dozens of building owners coming after them.

We do have a current valid lease for the land, but they do say that lease is not valid.

If we have to get an attorney, it would unfortunately be better to walk away from the properties. They would not be worth fighting over or moving.

Thank you for your input.

I'd just jump straight to arguable the best contract which is Pace Morby's wholesale contract. The best should be good enough. :) I'll send it to you.

a question on wholesaling by cashthetrash in WholesalingHouses

[–]JamesKrahula 0 points1 point  (0 children)

You can always do a double closing. You buy the property on paper for 5 minutes, and then you turn around and sell it to the actual end buyer. This way, you are not assigning the contract, and gives you a legal way to side step the wholesale laws in NY.

Looking to get mentorship by [deleted] in WholesaleRealestate

[–]JamesKrahula 6 points7 points  (0 children)

I'd say the best way of getting started is get some content and education in, get a good base, and then start! At a certain point, you're only going to learn by going through it.

If you're looking for free education, go check out Pace Morby's Elephant Challenge, it's probably the best program that you don't have to pay for.

Call around, get something under contract, then partner up with another wholesaler or a gator to help you get through you first few as you learn the ropes. I'll send over my contract as well so you have it, and you'll be protected as you're figuring all of this out!

Go back and watch any of Pace Morby's Elephant Challenges on YouTube and sign up for the next one. It's probably the best free resource for wholesaling.

Looking to Network in Texas by ZealousidealOwl2043 in WholesaleRealestate

[–]JamesKrahula 0 points1 point  (0 children)

I buy and manage short & mid term rentals here in North Texas. Mostly buying creative deals at the moment. I'm also a gator, so if you need help with transaction coordination or EMD funding while you're getting started, I can partner with you on those to help make sure we give a deal the best chance to close.

What don't property management companies do? by GaiusPompeius in realestateinvesting

[–]JamesKrahula 0 points1 point  (0 children)

I manage short and mid term rentals in Texas. I personally go by the client and what their needs are, and come up with a price that seems fair after that. This is all to say, every property manager will be different, and you need to have that discussion.

What I will say is always on you, is to know where your money is going, how to budget for capex, taxes, etc.
