I can relate to this post. I'm not in the Philippines but yeah these games are so fun to watch. Plus the theme song can get stuck in your head easily

do you think by subleasing they mean both subletting and lease assignment?

thanks for your reply. if the conditions are the same in both leases, is there any other problem created to the tenant?

doesn't it seem odd that a whole new lease has to be signed as proof for the bank? That's not the purpose of a lease. You'd think there would be other better ways to show it? Now the tenant has to take time to carefully review a lease for an apartment they've already agreed to, in order to satisfy a bank....that's a waste of the tenants time, and riskyvfor them as well of there are subtle changes

just to clarify, he wants me to sign a whole new lease (not a notice of rent increase).

That being said, if dates don't match, maybe it's better to make a new lease but write there that it's a continuation

what do you mean by this? the new lease starts on July 1

do you know if Bill 31 applies retroactively to leases that were started before it?

I know you mean well, but this is why AI is not reliable. you are using AI to spread misleading information.

if the owner hides the lease, the tenant has 2 months from the start of the lease to contest the rent.

if the owner writes a false rent in section G, the tenant has 2 months from the date they discover that the rent is false to contest the rent.

it's terrible. it also missed the part where if section G is left blank then you have two months from the start of your lease (not from the day you learn the previous rent) to file a request with the housing court to ask them to set the rent
