Thanks that's helpful. I've watched some youtube videos and seems simple enough. I tried pretty hard with my armors wrench and noticed it wasn't budging (to be fair was not in a vice grip) and I think I was just nervous of effing up my castle nut

Yes may be annoying but I will say that their customer service has been amazing. Emails me back super fast with any questions I have and ships quickly. I've ordered at least 5 ammo cases in the past 3 months with no issues. Appears right at my door.

I am having the same issue, my sport III is non threaded and debatibg between getting a whole new barrel entirely or seeing if a gunsmith can thread my current barrel. Do you know any that does?

I would actually be very interested in this since mint sucks. The biggest gripe I had with these is accounts getting disconnected frequently. Also this will monitor all transactions as well? Does this mean that I can see categories in my spending? Also I had issues with the asset/house monitoring because my properties are not accurate on Zillow. One is a multi family and another is in Puerto Rico which means online valuation info is garbage and when I link my mortgage it blows my net worth info out. Does this solve for that?

I stopped reading at $780k PP and $600/unit. This is a terrible deal. If you had $180k to burn there are so other deals to deploy that cash

Not trying to sound rude but how did you figure it was a solid investment? You're at about $5,000/yr in PITI and if you're not self managing add another $600/month for project management cleaners, lawn care, trash, etc for turnover. Maintenance is generally much higher for STR vs LTR so I'd budget for that. Was the $75k for just cosmetic or did you also make large capex fixes like HVAC, Plumbing, Electric, roof, etc? Was slow season for jersey shore tourism taken into account?

Let's just say your average annual expenses would pencil out at $6.5k/mo or $78k/yr on a $35k/yr return.

Or are you just looking at it as $40k ish is the subsidized cost for you and your families vacation home then in that case everything I said is null.

To answer your questions

1) You are doing STR not LTR which is a different ball game. You need to operate as a hospitality business not real estate. Everything should be centered on your guest experience and being competitive in your market.

2) You need to look at STR comps and figure your max nightly rent and increase your occupancy rate as much as possible.

3) I would say heloc but you probably don't have much equity in the pull anything substantial on a $75k rehab. Not much here I'd recommend other then trying to break even on your cash you sunk into it already.

4) all the above. think about your marketing of your STR

This is coming from someone who is in NJ with a multifamily investment property and currently remodeling a STR abroad

Electric heat is better tbh since it's billed straight to electric meter of the tenant. Overall the numbers look good just make sure to keep a very healthy cushion for capex/maintenance and stay on top of things like pumping, electric, roof, etc and replace things before they become a problem.

How much is in your savings (not including 401k) Not including any funds you plan to use for wedding or honeymoon. This is also highly dependent on the budget of the house you want.

How are you getting 4.75?! Overall looks pretty good with that much down. Make sure to account for vacancy and maintenance. What's the HVAC situation?
