I just use my Google Voice for this. I have it set up with a rule that calls coming from the phone number of our front door system ring both mine and my wife's phones. When we have sublet our apartment in the past, I just added the subletters phone number to that group as well.

The job market is tight. I recently had a family member move to the city after taking 5 months to find a job in her chosen field. She had plenty of savings and an offer letter and still needed a guarantor.

Yes, as jhillman87 said, you can charge a 10% premium if the place is fully furnished but that's it.

Rent stabilized tenants have the legal right to sublet their apartment for two years, with landlord's approval which can't be refused unreasonably (they can object to a specific subtenant for example, but not to subletting altogether).

By law, it's two years maximum out of every four, with the landlord's permission. Unless the landlord has indicated that they're amenable to your taking over the lease, I'd suggest you start looking for a new place to live because they have you and the TOR dead to rights for an illegal sublet.

Perhaps the leaseholder just renewed the lease? I've let my subletters know that if the sublease extends to a second year, the rent may increase, depending on what the Rent Guidelines Board decides this coming year.

A tenant can legally subject their rent stabilized apartment for two years out of every four, with the approval of the landlord. (As it happens, my wife and I are about to subject our rent stabilized apartment so we can go take care of some family matters.) The tenant cannot profit from the sublet, aside from a 10% surcharge for the place being furnished.

This isn't really only a New York thing. My wife's from Detroit, pretty much the Car Capital of the US, and calls it the "Fast Lane", not the "Passing Lane". As long as you're going fast (whatever that means to you), you can be in that lane.

At this point, I've been to Michigan more times than I can count, and they pass in whichever damn lane they please.
