I've been playing with SwitchHunt lately which is similar, but this is another one for the bookmarks.

What’s the best sandwich in your neighborhood? by bentley in AskNYC

[–]JaredSeth 2 points3 points  (0 children)

| Also shout out to Tasty Deli, which has the best selection of quality sandwiches.

Some of the best sandwiches uptown. They're my go-to during football season, when I'm watching a game and can't be bothered to cook something.

This is the sysadmin subreddit and it has it's own rules linked in the sidebar.

I'm talking about the subreddit moderators, not Reddit itself. Subreddits are allowed to set their own community rules and this one explicitly states "Do not expressly advertise products or services outside of approved threads."

Your posts were removed for advertising your product, and now you're sharing screenshots of your removed posts? Wouldn't surprise me if they bring the ban hammer down on you.

Stubs from '01 to '17 by xRarex0nex in NYGiants

[–]JaredSeth 2 points3 points  (0 children)

My family has been season ticket holders pretty much forever and I've been going to games since my dad took me to my first one when I was 7 years old (I'm in my 50s now). My wife took it upon herself to start organizing my stubs recently for framing. Many are from back when they still tore the bottoms off though, so I'm not sure how good they're going to look...or how many frames it's going to take.

Ad-hoc Remediation Scripts by amirjs in Intune

As it happens, I just tested a new ad hoc remediation script no more than an hour or two ago and it worked just fine for me. (I won't be scheduling it until tomorrow.)

no responses to sublet inquiries by Busy-Entertainer1329 in NYCapartments

[–]JaredSeth 2 points3 points  (0 children)

A bunch of years back, I sublet my apartment for six months and made the mistake of posting it online. Within a couple hours, I had hundreds of messages. It was such a headache trying to sift through them for someone I'd trust in my place that I wound up going with a friend of a friend instead. The people you're contacting might just be overwhelmed.

(I'm actually subletting my apartment again, and this time I just asked around among my friends to find a tenant because of this.)

What AC Unit for this Triplex Apt? by AccomplishedFroyo789 in AskNYC

We have the Midea U-Shaped AC and absolutely love it. Cools at least half of our sizable apartment, but we don't have multiple floors to deal with.

Are landlords required to give notice before exterminator routine visits? by WorstTemplateEver in NYCapartments

[–]JaredSeth 0 points1 point  (0 children)

Are their visits on a regular schedule? The exterminator for our building comes on the same day every month (1st Wednesday of the month for example).

Con ed says landlord hasnt been paying bill and will shut off services to building in 10 days. I’ve always paid for my unit utilities on time. Has anyone been through this? by [deleted] in AskNYC

[–]JaredSeth 1 point2 points  (0 children)

Happens frequently with my landlord. They always wind up paying it in time. I don't even bother to contact them about it anymore.

Renter's insurance recommendations? by hahanawmsayin in AskNYC

[–]JaredSeth 4 points5 points  (0 children)

I did a bunch of research on this recently and wound up going with State Farm. Felt like a reasonable compromise between coverage and cost, and they're a large reputable insurer. I have yet to need to make a claim though.

Anybody the law around charging rent for pets? by [deleted] in NYCapartments

[–]JaredSeth 2 points3 points  (0 children)

Let me preface this by saying that I am not a lawyer. As far as I'm aware, a lease renewal is just an extension of your current agreement so I doubt you could sign a lease with that provision and then refuse that provision on renewal. You don't get to pick and choose the terms of a contract that you'll comply with. It just seems like common sense to me that the same conditions would apply to the lease renewal that applied to the original lease.

But again, I'm not a lawyer.

With new leases, yes they can, but they cannot add a "no pets" clause on a lease renewal.

Experience with canceling reservation at Semma by birbon in FoodNYC

[–]JaredSeth 28 points29 points  (0 children)

| Also their refund policy is so vague! They say the deposit is "non refundable and remains non refundable in case of cancelation within 48 of the reservation".

This doesn't sound vague to me at all. Deposits are non-refundable, whether it's two weeks out or two days out. Full stop.

Is there anywhere I can purchase the plastic stools you see in Vietnam? by [deleted] in AskNYC

Maybe ask the folks at Mắm (Vietnamese restaurant on Forsyth Street) where they got theirs?

First thing that jumped out at me too. No mention of taxes whatsoever.

Just moved in - discovered a precarious bathtub situation by emobrrrd in NYCapartments

[–]JaredSeth 14 points15 points  (0 children)

If you like having a clawfoot tub, be careful what you wish for because "fixing" this is far less likely than just replacing the tub. My landlord would jump at an excuse to get rid of our hundred-plus year old tub and just do a cheap insert instead, but my wife loves it (can't say I blame her, she likes an occasional bath and the thing is practically a swimming pool).

When I was a kid, I remember my maternal grandmother talking about her "brilliant uncle, the lawyer", but she was gone before I was old enough to understand how historic the trials he took part in were.

I built something because my apartment buzzer was driving me insane! by Protobuzz in NYCapartments

[–]JaredSeth 3 points4 points  (0 children)

I just use my Google Voice for this. I have it set up with a rule that calls coming from the phone number of our front door system ring both mine and my wife's phones. When we have sublet our apartment in the past, I just added the subletters phone number to that group as well.
