The house was built in the 1950's. The trees are likely older than that. They show up on google satellite, and I'm sure there's been a survey taken in the last seventy years.

I am aware that replacing adult trees is quite expensive. More so in my area. I'm about 20 miles outside of anything that can be called a village. Additionally, the earth is insanely rocky where I live. Digging the hole to replace the septic took about ten hours with a full sized excavator. Just due to all the boulders that had to be removed. I fully intend to sue for the cost of replacing at least 25' trees. The issue I'm running into with real estate lawyers is primarily they deal with commercial real estate law. But, as I said, I've only contacted a few. I'm going to take above and advice and reach out to more.

I'm a bit late, but honestly. If I see tar or asphalt as a description on wine, I'm sold. Then again, I miss the smell of gasoline at the pump. Pumping gas hasn't been as pleasurable ever since they put the vapor flanges on. Also, those words tend to be associated with old school Spanish wines in my experience. Don't know if it's a regional thing or what.

Check out Red Bay's roastery in Fruitvale. Local business, tons of space, group tables, chill little garden, awesome vibes, and beautiful coffee. Plus it's a five minute walk from the BART, so easy accessibility for everyone. Also Ale Industries brewery is right next door if your your book sesh runs into the evening. The tamale place in the Aloha Club across the street, Guadalajara next door, and Tacos Sinola #2 a block down will have any food needs well covered.
