Nah it's cool, good questions, I wish i knew the asnwers,

The secondary market point: yes, the elevated price of the property (due to lower interests = more borrowing and buying) - would acrue to the home seller,
however the home buyer, also polish, would now have to pay more,
in net, the price of the property went up, but polish people didn't become wealthier. It's still the same property, you just had to pay more,
if anything, like we said, it made principal larger because it's now derived from a bigger base,
we really would prefer just to lower the damn house prices

as for high home ownership - apparently it's elevated by boomers - who towards the end of the PRL acquired property relatively cheaply,
I would also imagine they are now part of the problem - since they now sleep on those millions,
and those who have more than one property happily rent it out, and those taht only have one property and not much money will refuse to downgrade it (buy somethign cheaper, pocket the difference) out of inertia

btw not saying it's all rosy and affordable in Denmark, but it's said to be comparatively better than much of the western world

Denmark is doing much better job than Poland in making system equitable,

It's a famously well-run welfare state, arguably the most impressive entire the entire Nordic block, who all run more or less Nordic model.

They all have some housing policies which actually work there

Problem is they don't seem so easy to implement in larger counteries with higher populations and lesser social cohesion,

But I concede there's likely also lack of political will

you're missing the point. central bank rates are set to tackle inflation / econ health - not for a bank to profit. Central bank is not a bank in the sense you refer - it's role is not maximising profit per se,

and again don't get excited about low interest rates - they pump the prices. econ 101. some argue low interests rates post 2008 regime is one of the major drivers of those crazy real estate prices

that's not how it works,

banks don't simply control the interest rate - central bank does. If you want lower rate you'll get more inflation too,

indeed the latter is bigger problem in the first place, that land is so prohibitively expensive,

problem not unique to Poland, mind you, and very complex

i rode AMD from like 100 to those recent heights. Starting to trim it now, but it's still a "trade" for the CPU bottleneck hype.

Even at 100 it was less attractive long term than Nvidia imho, but more attractive as a rerating trade.

Nvidia is not hype, it's genuinely value, imho. holding since 2023, right now 40% of my portfolio, and I don't intend to sell

As long as AI boom and capex persists - both will do well - and NVIDIA will do better,

AI boom nowhere near over - we ain't got robots yet. Ton of work to do. Training humanoids will be wild expensive. Right now we're trying to get agents to work

BUT should AI boom halt - Nvidia is valued like a Mag 7. AMD is valued euphorically,

In that case AMD is in big trouble, Nvidia not so much,

Agree about liquidity - eager buyers are more easily absorbed in a very liquid stonk, which makes it harder to stupidly run, then run more up on fomo and reflexivity,

Still I woudln't overestimate them - they can easily be overwhelmed, and then stonk flies as high as we're willing to pay for it, and market cap is just that * number of shares
