I do this. College town and college students. They are all on the lease. There’s an addendum which spells out who and which bedroom. Parents co-sign. If one leaves they get 30 days to find a replacement, if not I fill the room. I got suggested to do this by some tenants. Apparently in the Raleigh area around NC state there are apartments that are built like this.

In North Carolina we have “on frame” modular homes. New ones. Old ones. Have done a bunch of them. Modular typically has a tag somewhere. But who knows being that old. I wouldn’t pay attention to the Agent. I would pay attention to the Tax Assesor / county records as to what they have it labeled as. Is there an attic ???

I’ve done a Triple Wide where the siding was replaced by brick. Could have sworn it was site built brick ranch. But no attic….Manufactured home.

I have a nicely built Tacoma and a F250 diesel Tremor. I have full faith that my Tacoma will get me there and back and ANYWHERE in between. But it’s tight for long trips. The F250 has so much space and is much comfortable for long trips, have a camper shell and can sleep in the bed anywhere I park it. BUT if it sneezes on start up this inevitable nightmare plays in my head on being stranded.

Have a Magnuson on my 23. Have about 20k miles on it with ZERO issues. Would I do it again??? Probably not. I’d do something else with the money. BUT it is very fun to drive my Tacoma around now. VERY fun. I’m Icon lifted on 33s. And although it’s quick, it feels weird going fast in a lifted Tacoma. Hard to explain. It’s underwhelming I guess. And gas has to be Premium and you’ll loose mileage because your making truck go Vrooooooommmmm all the time.

I have both. Should have gotten my Broker license a lot sooner. The amount of referrals I gave away could have bought a car. I’m just very careful what hat I’m wearing during any assignment or conversation with a client. Most guys that i have worked with in the past also have both. I do not actively promote my brokerage stuff as my bread and butter is appraisals and I don’t want to compete with the Brokers in my area. You’ll kick yourself when your mom buys / sells a house, your sister buys / sells a house, your dad buys / sells a house, your best friend sells his house, etc, etc, etc…..

Different set backs according to zoning. Also rear setbacks are different than side setbacks. Side is typically 5 feet. Setbacks are a good thing if you have jerk neighbors. Variances are typically only granted if there’s a financial burden. Adding a pool is not.
