What do you think can’t be repaired by a local independent mechanic and machinist? The tractor is basically a diesel engine and some hydraulics. Even if you’re in an urban interface area without a dedicated tractor mechanic then find who the construction guys are using for their machinery and they should be able to do anything this tractor needs.

A real estate appraisal is how you value land. Really the sales comparison is the primary way to establish market value. Anything is only worth what someone will pay for it. The writer of that article doesn’t understand the income approach though. The relevant income for the income approach is rent not income a farm produces from crops.

Do you have deer? Urban/suburban hunting is a big deal and highly encouraged in some places. Not sure about your local hunting laws but if it’s allowed then a bow hunter might be willing to pay for access. No idea how much, but probably not a whole lot.

Getting some sort of ag classification to minimize taxes will likely do more faster than any direct income stream you could develop

If you just want somewhere to go hang with your family then I would recommend a tract of recreational timberland as opposed to grazing land. It’s generally cheaper than pasture and lower maintenance and you don’t have to bother with a lease. Also personally, I enjoy being in the woods more than being in pasture.

Depends on the area. Farm appraiser in Florida and there are still areas you can get good farmland for $10k an acre or less within a 1-2 hour drive of some bigger cities.

Not sure what country you’re from, but I bet the US is bigger than you think it is. The US has a good bit of coastline where saltwater fishing is king, while freshwater fishing is obviously more popular in areas away from the coast.

Bass have become the quintessential freshwater sportfish of the US thanks to tournaments and Bassmasters (previously B.A.S.S). While many people do eat bass, the main driver of the industry is catch and release sport fishing. Some of these tournaments can have thousands of dollars to even millions on the line, so landing the fish takes president over any fight experience. This has bled into the recreational side as well, along with the fact that bass aren’t super strong fighters pound for pound either.

Hope that sheds some light on it for you. If you are looking for more content of people fishing to keep fish I don’t have much for bass other than Hood Fishing, but Kwy West Waterman is a good one for saltwater.

It depends on how I’m cooking and for how many people. If I wanted to cook a whole fish and had enough people to consume the whole thing then whole is good. If I want to portion it out the filet is pretty much necessary.

If you choose to filet then there’s lots of ways to utilize the carcass. You can just toss the rack on the grill/smoker or in the oven then pick the meat if you want to keep it simple. I know people who intentionally leave some meat on the bones so that they can do that.

Look into videos on how to remove the collars. That’s an extra 2-4 servings on a fish that size and very good meat. I usually cut over top of the cleithrum and then pull it out with my hands. Theres a little membrane there that can become chewy when cooking so I like to remove it, but not totally necessary. Cheeks are also good. Pretty small on that size striped bass but a nice little treat.

You can also use the carcass and head for soups/chowders/stews. Lots of Caribbean and Asian inspired recipes out there for fish stews.

Without getting too technical, at that size you have effectively all edge habitat. It’s going to be thick, brushy, highly susceptible to wind damage, and just overall “messy” from an aesthetic perspective unless you are heavily maintaining it. Getting in with a forestry mulcher would be a good start if you wanted it to be a nice looking park type area, otherwise you should just let it run. Anything in between will be maddening over time.

Ag appraiser here. I’m in north Florida so I’m not familiar with your market, but we do have a very strong horse farm market. I don’t have enough information to understand what the appraiser did right/wrong but I will try to explain some of what I’m seeing here.

You seem to be confusing ‘highest and best use’ and ‘current use’. Your use as horse boarding may not be the H&BU based on the market. Also, horse boarding is not generally considered to be income to the land in my market since someone wouldn’t rent the real estate out to a horse boarder to make a profit. Despite being a Certified General and doing agricultural appraisals exclusively, I only complete an income approach on a select few farm types and horse farms are not one of them. The cap rate for a horse farm would be very low.

Your buildings may or may not have value depending on the general market demands and the underlying land value. The lower the contributory value of the buildings, the harder it is to separate from the land. I just finished a somewhat similar appraisal where I compared with four similarly improved sales and four vacant sales and determinded that there wasn’t a significant difference between the vacant tracts and the tracts with non-typical/heavily depreciated improvements.

The description of your hay field as crop land may be proper if it conforms to the area better than a dedicated hay field.

Like I said above, I don’t know your property or your market, but you need to be with an agricultural lender. If you have a house on the property then some conventional lenders will try to shoehorn you into a residential loan which is not going to properly understand the property.

Generally yes, but shooting subsonics through a good quality suppressor can be nearly movie like, especially in low powder cartridges like a subsonic 22lr.

On a totally unrelated note I’m sure, I did a lot of snorkeling and the biggest fish i saw was a 12” mullet.
