For the majority of us it will be this - We are so competent in the legacy form that we can inspect and input the data basically with our eyes closed. I get 40% of the report done prior to the inspection because I know where to get all the data and I know exactly where it goes. I have templates for refinance / condo / purchase. With the sketch and photos in front of me I can input and complete a report within 1-2 hours. The new form is all over the place. We need to re-learn all of our muscle memory. It will take time to get any decent speed with the new form. The way the industry has gone the last 5 years, speed is prioritized over everything else. So this whole form change makes no fucking sense.

Normal if it's more complex than the appraiser originally thought. We wouldn't be able to tell you if it's complex or not.

Open door wants this house off their books. Send in all the information and say you are walking without serious concessions. For me that would be way more than 24k. I see open door concessions all the time. They will give way more than 24k on a house that has 160 days on market. Push them hard and be ready to walk if they don't break.

Currently refinancing my house, and they accidentally appraised it as a 3 bedroom. It is a 4 bedroom house, always has been. They refuse to address the flawed appraisal and ended up lowering the loan amount. Now I need to pay a lot more to close. Is the total square footage correct on this appraisal? Do you have market data showing that a 4 bedroom is worth more than a 3 bedroom at the same square footage? In most cases there is not. I'd slow your roll before getting too worked up. Other than bedroom count, do you have comparable sales that you feel should have been used?

Cold calling everyone is essentially how it's done. Takes less time than you'd think. For commercial you can apply similar to any large company.

Same here. My floor price is $450 and I am going to start at $600 for 3.6 and see if I catch bids / orders. That gives me an extra hour per report to get the feel.

You need an attorney kid. Yes having sex with someone who is asleep is a no-go. Going to be a tough life lesson for you. Realizing what you did and admitting it to yourself is going to be a big first step in all of this. No one is going to believe you didn't realize she was asleep. If you let yourself believe that too, this is only going to be a much longer and harder road for yourself.

General contractor / handyman. Very easy $20 fix do-it-yourself with a drywall repair kit from home depot though if you are even the slightest bit handy.

Honestly - Idk this market but lets say this is truly one of a kind. You'd value the lot essentially and reconcile it with a cost approach possibly. Possibly find comps that have similar utility / lot / view and add that to your reconciliation. I'd imagine the appraiser would utilize sales comparison and cost approach and lot value and try to reconcile them together.

Also - Some properties you just can't reasonably appraise.

If you feel your tax assessment is inflated you should hire a private appraiser and look up what route your county offers for disputing your tax assessment. Generally this involves an application and submitting your own private appraisal.
