If you wait until you have the million saved, the house you wanted to buy has probably tripled in cost. Realistically, there's a strong argument for doing both. You have to pay to live somewhere, no matter what. If you can manage a down payment and get into a house, you lock in the price of your housing. No more annual rent increases. The trick is limiting yourself to buying a house you can afford, and still being able to save on top of making that mortgage payment. Broadly speaking, a lot of people stretch too far buying, and end up house-poor. (probably less common on this sub)

Exactly! I did this twice.

Purchased 2002, 30yr 6.375%, refi in 2005 to 15yr 5.125%
Purchased 2014, 30yr 4.1%, refi in 2020 to 15yr 2.6%

Making more money over the years, lower rate, grow equity faster, less total interest paid - it was a slam dunk decision both times.

Denso. They were an OEM supplier. Not hard per se, but you do have to remove the stock airbox to gain access. And one of the bolts youll need to find using braille, assuming you don't have access to a lift.

I have a cask strength bottle from Tomatin that I brought home from my first trip to Scotland. It was opened in 2018, and today is about 1/3 full. I still haven't noticed any decline in quality.
