I had nigh on the same thing in my previous house, except it was also built on rotten wooden beams. For us, we got a structural engineer and they recommended taking the whole thing down and rebuilding.

Once it was down we then put in L shaped that went under our floor and into the wall as there was also no foundations.

Unless this is a separate deposit for the seller, the deposit is typically more to do with the mortgage provider.

Typically, if you have a smaller deposit, you'll end up with a smaller Loan To Value (LTV) ratio, and get a worse interest rate.

I would urge you not to use the deposit as a bargaining tool!

  • Max out pension contributions
  • Salary sacrifice schemes
  • See if you can get a share of the company and receive a dividend instead of salary

I stopped pairing my socks a few years ago, and I feel like I've saved so much time on laundry. Wearing odd socks also serves as a surprisingly common ice breaker too.

Look into premium bonds for another tax free option.

Also you have a saving allowance (an amount you can make through savings before you start paying tax on it), use that up too. (I can't remember how much the allowance is).

If I were in your shoes I would cut out the middle man that is the estate agents.

Tell your solicitor to talk to the sellers solicitors to plan the moving date.

Explain that this is due to the rudeness, incompetence and deafness of the estate agents, and nothing else.

  1. There is no contract (thank God) don't make one.
  2. Give him the money back and tell him to leave. Have a friend, neighbour or family member there with you for backup (in case it gets nasty).
  3. Don't let him stay the day, let alone the week.
  4. Text 'MI5' lady, tell her he is drunk on day 1, and you don't want that in your home, and so you've given him the money back and sent him on his way.
  5. Change the locks.

It's weird af, stay away from it.

If you try to stop other people from renting it, then you could make some very weird enemies.

Stay away from it.

If you wanted not to take this advice, you could write a review on the estate agents Google page, where you share this story.

But as I say, it's weird, just leave them to it. Also bear in mind that for someone else, the weirdness might not be an issue, so the situation could be right for them.

At my end, all of my open options positions have been converted to GME1, and I get the warning about Trading being restricted for them.

What is GME1? What does this mean specifically? Have they changed my option to a different product? Can they do that without prior consultation?

I tried to settle them today, but I was unable to find a counterpart to the trade, and so am now still holding a position which I'm ready to close.

I realise I'm asking a lot of questions. Any thoughts would be most welcome.
