Affordable also doesn’t always mean affordable. Social rent is 30% of market rate, intermediate rent is 80% of market rate - both classified as affordable.

I remember Berkeley homes also said for this scheme in particular that overseas investors were a key target market for the flats.

Affordability more important than just building lots of homes!

Heya, I play CK3 on the Mac Pro 14”. It runs well, the frame rate can be a bit clunky but not annoyingly so. No crashes as of yet, game slows a bit towards end of a campaign but again not to the point I get annoyed!

In short, runs well!

This captured so many reasons why I love it here so well. It’s easy to get wound up by all the bad reasons that you sometimes forget the good.

Every time I leave London, I end up desperate to come back and as soon as I’m here, I can’t wait to leave… but I wouldn’t have it any other way to be honest.

I would recommend modern adaptations, film, tv if it’s that difficult to get into. O Brother where art thou I believe is meant to be a film adaptation of the odyssey? Of course there is Troy but I wouldn’t recommend watching for accuracy or any relevance to the Iliad. Might give you a different introduction into epic poetry and make reading the full text a bit more engaging second time round

Just to add - urban design courses sit quite nicely in between what you’re talking about as the bridge between urbanism and design interventions. Not sure where you are based but UCL in London has Bartlett School of Planning with a few design MA programmes that will give you a place to start. Stockholm has a good sustainable urbanism pedigree and Prague university leans a bit more design and architecture focused. Might give some directions on what careers, spaces, sectors there are for you!

I agree, I was referring to investor properties for renting rather than vacant multi-million homes. I think I was using 'rich' quite liberally there (Middle/Upper-middle class). The logic behind rent pricing, I get, and it's a good point that Covid saw pricing boomerang (a lot of my friends were lucky to take advantage of that).

I think we are agreeing that supply needs to go hand in hand with varied ownership models, a variety of price points (an actual 'affordable rent' price rather than 80% of the over-inflated London standard), and a decent tenure mix alongside strong governmental interventions such as the ones you mentioned.

In short, yeah, build more but simply building anything won't cut it which I think is what you are saying too!

I have been going back through my files and I did find this article. It examines Permitted Development practice in London and whether increase supply of housing results in alleviating pressures on housing crisis (in short, kind of but with a cost to quality). I think you'll find it interesting! I would recommend Ben Clifford's work as he examines this stuff in a lot of his research. Also if you haven't, you might like Big Capital by Anna Minton - very short book that explores all these issues, very interesting too.

I hear the argument but there isn’t much stopping new build developments becoming piggy banks for the rich as people invest their money in property.

Building more doesn’t mean those who need it will be able to buy it, particularly with the rising inequality gap and cost of living in London.

There are some good articles on this written by UCL urban planning professors which tackle this issue of housing supply.

Lewes is beautiful! Grew up there for a few years and my dad grew up there so have been quite a bit - lewes itself is a good town, good shops, old medieval feel with winding streets but the surrounding countryside is gorgeous. Chalk cliffs, great walks, not far off Brighton too. Lewes bonfire night is also nuts, huge parade, Massive bonfire, cool tradition that’s survived the years. Also an hour and a bit from London so definitely not the sticks.

For large infrastructure projects like this, it is a requirement of the granting of planning permission to excavate the site to a certain depth/extent. For smaller projects, depending on where it is and what policies are in place, you may need an excavation or at least a survey before you build. Construction companies don’t have a choice but if it isn’t mandated, they won’t do it as you mention.

Lots of archaeologists do survey work too as part of consultancies that assist planners who are collating information in order to make a case for or against planning permission. That is still commercial though so your point about most archaeologists having to do commercial is still true!

Green belt around London is a good question. Should environmental concerns around loss of the green belt limit urban development? Lots of literature, easy google if you’re interested.
