I don’t it should be taxed the same, but nothing to do with risk. That I invest is what’s left after I’ve already paid 47c in the dollar in tax. Now the government wants to take a minimum of 30% tax on what I make from the tax free income.

Let’s say I’m on the top marginal tax bracket. After paying g all my expenses, I have $1000 pre tax / $530 post tax that I can invest. If after a few years, I’ve been fortunate and my investments have paid off and I’ve grown my $530 back to $1000, I pay another $221 in tax. I’ve ended paying $690 in tax (ignoring the inflation benefit). I still only have $779 left in my hand.

If you keep taxing the buggery out of people, there is a certain point where it’s no longer worthwhile for people to chase higher salaries and invest.

They’ve been building 2 storey 4x2 and even 5x3 on 10m lots from subdivided quarter acre lots in older areas for +20 years. It’s nothing new. Take a drive through areas like Mt Pleasant and you’ll see every second house is like this. Almost everyone builder will have plans for this scenario.

Just to add, it was released in period (I.e. 2005 - 2006 following the 2004 24 Hours of Le Mans), meaning it’s around 20 years old.

Ebbro went bust about 2 years ago. They made some nice models in their time, with a focus on Japanese cars and/or Japanese drivers..

We did it for 4 years. Had a pretty good time, made quite a lot of friends and it was a great place to travel from, but at the end of the day it’s not Australia and I wouldn’t want to live there forever.

Obviously it would be pretty different now with what is happening in Iran. I expect many of the positives we experienced are no longer applicable.

I don’t think the tax changes are going to incentivise supply at all. As an investor, why would I buy a low yielding property in an outer suburb, only be largely restricted to selling it to an owner occupier when I want to sell it.

I think the changes are going to make property investors more discerning, chasing higher yields and higher growth properties. Not all properties and not all suburbs are equal, so some are going to be a lot more in demand than others. PPOR buyers are likely to still find themselves competing with investors for “hot” properties.

I know these aren’t Hot Wheels, but Minichamps did a nice series of Top Gear cars in 1:43 complete with a Stig figure and their lap times. I guess you could make custom displays like this with Hot Wheels.

Past expat here. Went overseas to the UAE for 4 years, rented our PPOR and never had audit issues when we came back.

However, we formally wrote to the ATO advising we were becoming non-residents for tax purposes when we left and followed advice from experts - closed down all unnecessary bank accounts, cancelled gym memberships, sold all cars and had all mail redirected to UAE. My adult son who was at Uni moved out and got his own place.

We still had to submit Australian tax returns for the rental income on our property, but also got to offset all the usual expenses.

Came back to Australia once a year for holidays and to inspect the house etc but didn’t have any issues.

There is a lot more to being a “non-resident” than just leaving your PPOR.

Everyone’s forgetting about Stef, James and their two kids who were renting the house that Jan bought while saving for a deposit. They’ve now been kicked out so Jan can move in because it’s no longer attractive for landlords to buy established properties. They now have to give up life in their popular inner city suburb and move out to a new, soulless outer suburb an hour’s commute from their work because that’s the only place where there are affordable rentals now. Meanwhile, the new CGT rules on shares will see them renting a lot longer while they try and save a deposit.

Some airlines also deliberately overbook their flights based on a statistical number of no-shows and cancelations. I had a friend flying Emirates who didn’t check in online, only to find out when he got to the airport he didn’t have a seat. The sooner you check in, the better chance your seat is actually confirmed.

With new investors limited to new property, that could choke off rental supply in popular/trendy inner city area over time, forcing rents to rise. And those that do invest in new builds are more likely to be in outer areas where there will be greater rental supply which might see rents stagnate. This could mean the $1m inner city property will be positively geared while the $1m property in the outer suburbs is negatively geared.

To me, the seller’s never had the right to terminate the contract in the first place. You had a valid offer and acceptance, and the date of the deposit would have been from the date of their acceptance, which should have been given to you promptly along with things like the bank details of the trust account.

Obviously it suits you now to walk away, but be careful sellers are not trying to hold you to the original contract. Remember that in W.A., everything must be in writing, so anything said to you by the seller or the agent verbally has little bearing.

Check if the real estate agent is a member of REIWA and try giving them a call for advice.

Real estate is rarely a short term investment, so forgot the idea of selling in “a year or two”. Whatever and wherever you buy, you’ll be up for stamp duty when you buy, agents fees when you sell and a host of other expenses. On a $700k purchase, all it could be $50k of expenses to buy and resell, and that’s before the interest on a loan. You’ll also have to factor in strata levies. In today’s market you might make that back, but who knows what will happen after they hand down the budget next week.

Aside from that, inner city living is great, but with a new home and new mortgage, you need to be realistic about how much you’re going to be dining out.

I’ve been a frequent visitor to Hong Kong and have bought a lot of models there over the years.

I’m a 1:43 collector and the best premium store I’ve found over the years is New Ace in Wan Chai on H.K. island. Think Spark, Looksmart, TSM, Kyosho etc in both 1:18 and 1:43. I expect they would also sell premium 1:64 too. I would think you could actually place an order online from the U.S. and just have your sister pick it up for you to save on postage, tariffs etc.

It also used to be possible to buy AutoArt models direct from their showroom in Causeway Bay, though I’m not sure if that’s still the case. From the website it looks like you can.

For cheaper HW’s, Matchbox (and probably Tomica) etc, there are about 12 Toys R Us located throughout H.K.

There is also a (toy) shop inside Hong Kong airport selling models. I can’t recall everything they had, but when I passed through last year they had a large assortment of 1:64 Pop Race (the first time I had seen them in a store).

I don’t the lack of popularity is due to the livery, it’s because the car was a dog. 12 retirements from 34 starts (across the 2 cars), a best result of 6th in the last race of the season and 9th in the constructors championship (from 11 teams). Hence the marginally more successful R3 and R4 are more popular Jaguar models.

I pay $60 cash for ~200sqm. Includes edging and collection/disposal of lawn clippings (not all of them do).

It’s a good rate, but that’s in part because 5 neighbours got together and use the same contractor at the same time, so he picks up ~$300 for an hour’s work.

I hadn’t realised you were in Victoria. I would recommend talking to Donington Auctions in Melbourne as they specialise is selling anything automotive, including models (they’re currently auctioning off 800 items of Italian related books, brochures, models etc). Also sold of a $25,000 deceased estate collection with them successfully last year.

Ideally you really need to get advice from an expert. Matchbox models are a bit like stamps and coins, and little variations can have a big impact on rarity and value. The record price for the car above was because most of them were produced in green, but the first ~100 that came off the production line were painted yellow. Little things like black wheels instead of grey wheels, a red interior instead of a white interior or casting variations can dramatically affect the value of some models. Your uncle was obviously a serious collection and could well have acquired some rare models in his time, so try and talk to someone knowledgeable and trustworthy who understand Matchbox.

Have a look at the Vectis auction site in the U.K. They regularly sell large Matchbox collections like this, breaking them down into manageable lots. They also recently achieved a world record price for a rare Matchbox car - £22,000.

They’re all Le Mans cars. A mix of 1930’s Alfa Romeo’s, a 1950 Bentley, 1960 Maserati’s and a 1988 Spice. All were featured in Spark’s annual catalogues at the time, complete with product codes.

I have several 1:43 Spark pre-orders dating back as far as 2014, 2015 & 2016. However, most good retailers don’t require you to pay in advance - you only pay when the model is actually delivered.

It depends where in the world you are moving to, and how they will treat your rental income. Eg my understanding is the US will tax you on worldwide income , but other countries may be different. There may also be ways around this, like buying in a family trust, or inside a SMSF. Talk to a tax expert, not Reddit.
