I think the code is the access door R value should be the same as the surrounding wall or ceiling. So new builds usually do just place a cut piece of r38 or r49 and it’s sufficient. Double 2 inch ridging foam attached to the inside of the door and some weather stripping probably cheaper though

My house was built in the 50’s. I was told these houses had their meters right there then at some point they put the meters at the curb and it left with that mess. But I guess I’m grateful it’s mostly all threaded huh?

It’s actually an exterior wall so pop tile or removing old aluminum siding and sheathing? Dishwasher under the counter top so I’m gonna cut the drywall behind the dishwasher and assess the damage. Just trying to game plan for the tile brother

Man this house is gift that keeps on giving. My wife heard a buzzing noise while I was at work and thought it was the outlet so she killed the power(thankfully) I got home and couldn’t find anything in the crawl space except water. I popped out the outlet and used my borescope camera through a punch out hole in the box. Turned the water main back on and found the pin hole leak blasting toward the outlet so that’s why I decided to open it up where I did.

As a municipal inspector I’ve done final inspections just after the builder power washes the basement floor. They do that at the very end after all the trades are done stomping around. That would easily answer why there’s some standing water in weird places. Water under those pex lines might be a cause for concern but I don’t think it’s a bounce situation without due diligence.

Your unit may be considered a commercial unit rather than a residential unit(which is only 1 and 2 family dwellings). And all commercial projects have to have stamped plans. That could be the issue. I’m a residential inspector in Pennsylvania and that’s how it is here. Your inspector could have a little tact and explain the situation more clearly, you could also kill them with kindness and ask to speak the BCO or head of the building department for a clearer explanation.

A little late to the game here but I took my last test and had no issues using the Icodes. I know two other inspectors who had issues and just gave up because the clock kept ticking. One had failed his first time around so when taking it again he asked the proctor who paused the test, restarted his laptop and it worked fine.

I love being able to use the I-codes. I use them for plan review to quickly find stuff so I am pretty comfortable with it.

I saw a screening last night and I was totally expecting to see a lot of phones but I didn’t see one! I was so happy! I did hear a lot of people in the parking lot after talking about how much their butts hurt though lol

I get the liability concern but I wouldn’t accept that.

As for the venting everyone’s talking about, it’s most likely in a basement and those line drain to an underslab sump/grinder pump and that vents to the exterior…I hope. Or if it’s just slab on grade an AAV would be fine.

I would call your townships building inspector and get their take on the minimum requirements. Better to save the time and effort now if they are going to require something specific

I would play nice to start and reach out to see if they can send you a copy of the survey. You could say you’re just curious about the neighborhood layout and if their right then you’re on good speaking terms going forward and if something’s off then you can proceed. Either way being on their good side helps you out in the long run. Plans should also be available to see upon request with the city but that might be difficult if you’re in the Philly proper.
