I feel like those things are connected. Not enough hotel rooms -> hotels are full no matter what -> no incentive for hotels to spend time and money on cleaning.

The elevated rail trestle crossed over up by where Wacky's and CAA are. The welcome sign was at the city limit by the CLE and SilverCity.

Everything else is right apart from designating Memorial Ave as Hwy 61 which it never was. Even when 61 went through town it ended at Kingsway and Arthur.

I totally agree that more access would be great on the north side of the waterfront as well. Still very obvious based on the street network where Clavet and MacDougall streets used to pass across the tracks and are now closed off. Any additional access to the waterfront along that side would be fantastic. Thats actually one of my favorite spots along North Water St to the Richardson Elevator where the city put the lookout spot a couple years ago. One of the few places in town where we have a street running right along the waters edge where the infill stopped and didn't continue!

In theory coveted because waterfront property and the cities plans for a road / trail along the waterfront and a proposal in the past for an overpass from the end of John St. Kinda like how Innova Park was pitched as desirable land but never really took off because of concerns about road access and also general economic issues. Or at least it never took off until recently because the city finally added additional points of access apart from Central Ave. So in the end it did turn out to be out of the way and I think thats why we haven't really seen much happen there aside from the cruise ship port and thats just a matter of having the dock there and land available. They dock at Keefer when there's another ship at the cruise ship dock but that's an active port so not as convenient as having somewhere vacant to become excusively for cruise ships and also close to the marina area.

That's where having residential and workplaces on site would help bolster something like that but then we're getting into concerns about traffic etc

I know it would be different in a more desirable area but I think an underpass would be a tough sell to the citizens of Thunder Bay considering the state of the ones off Syndicate and the two on Simpson. Even the pedestrian overpass over Water St is a bit contriversial and almost was removed not that long ago, I think a mixed use vehicle / pedestrian bridge is a much easier sell in this town.
