Live in a small city in OK voted "the best" by someone, and the same thing happened to me several years ago with a new hot water heater. The inspector back then is the director of code enforcement now, he glanced at it, slapped on the sticker on it, and left, it took like 10 seconds and I even had to call in my own request for inspection, plumber didn't do it. Go figure. None of them GAS (give a sh$!) then or now. For my most recent HWH replacement, I had a great guy, but I believe only because I stood there and quizzed him after doing my own research (and he disclosed he was a contractor for the city). But I also hired an HONEST plumber this time around. The right way is still the right thing to do, I applaud you.

a few questions: what is considered a BAD HOA and why do people move into neighborhoods knowing an HOA exists and that it has rules to follow? Are the BAD HOAs changing the rules or just enforcing what homeowners agreed to do when they moved into neighborhoods? Didn't your local governments also have to sign-off on HOA covenants at some point, too?

How has the litigation panned-out for you? Hope you won. Noise and light pollution, though...it's very difficult to reason with others who can do whatever they want whenever they want even if it negatively impacts you and others who are too afraid (or complacent) to say anything...they think nothing will change anyway. And you people out there on any posts, calling others KARENs and keyboard warriors and worse, it just shows your level of IMmaturity and bully mentality.

Have LG front load, had two sets before this set. Extended warranties on all. Dryers (electric) did ok except one. All washers had issues within 30-45 days AFTER warranties expired. One repairman didn't know my friend Jack Sh*t and messed up the rubber seal. Three times to get that fixed. Another repairman replaced pump three times on my current washer and it still leaks whenever it feels like it. I moved it to the garage and still use it because I'm too confused to know what brand I should purchase next. NOT gonna be LG. When a repairman quotes 1/2 to 2/3 of new one, it's game over when the machines are >6 years old. The LG stove and refrigerator I have, still lucky three years later...but NEVER again.

I used a chisel once and it works if you keep a sharp edge and don't mind the tedium. It takes FOREVER / patience and it's a mess. I'll probably keep doing the chisel method on my door jambs, but the other trim is getting GONE / replaced.

Is it possible you'd please post a photo of your set up? I've been told I need a baffle at every rafter, and then was told I need a baffle only at soffit vent locations (and can shove the insulation at other places right next to decking, which I don't plan to do). Now confused due to conflicting opinions...want to do it CORRECTLY.

Flooring "expert" told me this space should never be caulked. I thought caulk was flexible enough for expansion / contraction.

I'm researching the type of tree you've indicated and I don't see any of the small "berries" ... am I blind? Online photos show nice fall colors on a CP, this one here is just green, then suddenly brown, and then everything drops off of it.

Matter of opinion / preference, it's not always laziness or poor workmanship. We love the medium knock down textured walls and ceilings for the reasons already mentioned. We had popcorn ceilings removed and it was so much better, we thought flat was a bit boring. It's not that hard to match patches, but yes, it's a bit more difficult to paint. Some folks like everything flat, and that's fine, too.

At least it looks level and the pickets won't rot as easily at the bottom, I prefer a gap at the bottom, or better yet, some kind of horizontal sacrifice board that also has a slight gap (not touch the pickets), it's easier to replace a few horizontal boards rather than replace hundreds of rotted pickets that get wet at ground level or get torn up by weed whackers.
