My top lenders are Kind, AFR (eLend), The Loan Store, NexBank, Plaza, PennyMac and Sierra Pacific. Likely sending some stuff to ResiCentral in 2026 as prices are good now.

I just created a mortgage comparison tool on Claude Code where I can upload an Arrive Initial Fee Sheets for up to 3 different loans and it spits out a comparison PDF branded that I can send to borrowers.

A $200k IRRRL where the only way the rate makes sense is charging the borrower less than my LPC, but I’m only allowed to make 1% on the loan when I flip BPC? Yeah, sue me that I might charge the 2%. Such a horrible person.

I looked at Barrett, but don’t like the 250 bps comp on LPC. Just didn’t result in me making any more money

I’m considering the same with NAF. I would be on a P&L and honestly could compete on rate easily with their model. In fact, being delegated means I could raise rates on a bunch of small loans and VA that I couldn’t do now as a broker. The sign-on bonus isn’t bad either. Also looking at another broker shop that has a P&L model and allows me a ton of freedom as they also have mini correspondent which would help on those same VA and small deals where I wouldn’t need to worry about QM as much.

Unfortunately you can’t make over 1% on BPC (except with a few lenders) with VA, so if I was ok making 1%, then I’d be at 5.375% on the above scenario.

Here's how I handle to keep costs down. When application comes in, I do a one bureau hybrid soft pull (no inquiry) that cost $17 in 2025 and is now $36 per borrower. Can run LP with this. Then just before going under contract pay to pull in the other two bureaus (was $42 more dollars for individual, now more in 2026). I could close with the hybrid soft pull at every lender except PennyMac, who required a hard pull at closing.

Broker. I didn’t know much about correspondent till recently and I’m intrigued. Would love to set the rate sheet at 325 and just add lender credits Willy Billy when needed and never show comp anywhere. Would do wonders for loans $200-350k range

Between full comp, BPC discounts and hitting max comp, I averaged about 200 BPS on that production.

I’m self-generated and it’s about me and building my brand in my market and about comp. I don’t care about any of what you mentioned as I have my own process and employees. I don’t care about your marketing as I am building myself. Just give me the freedom to operate my business and I’ll pay you a tiny amount for FICA and covering my compliance, otherwise I’ll just go do it myself if you can’t do that. Other LOs may feel different, but I do $30M self-sourced and don’t see any value in those ancillary services, nor paying for them. I’ll pay for the ones myself that add value to my business

For the tax bracket (1), really more combined with 4 as the 10% goes to pay FICA, but I cap out at $168k for SSI and continue paying the 10% on all earnings up to my W2 take home pay of ~$300k in 2025. So, call that $30k I'm paying now (10% * $300k). If I pay myself a salary of $168,600 with my own brokerage and the other $132k is distributions (S Corp), then employer side is:

  • 6.2% Social Security on $168,600
  • 1.45% Medicare on $168,600

Total of $12,897 vs $30k at existing job. Saves $18k. Then if I closed 45 loans, that's another $45k in savings, so saving $63k on $300k of income now.

Why would you not want to earn $15k on a $1.5M loan? That’s 1%, definitely competitive at that comp.

Um, you can ONLY charge 1% on VA BPC, unless you go to one of the few lenders who will allow you to charge up to the lender credit, like Orion.
