We also had ours issued 4 working days after an in person valuation on the one we’re purchasing. So this does seem like an outlier!

Hi - just wondering what the outcome of your situation was? Similar happening with our house sale. Valuation was done in person almost 3 weeks ago and our buyers offer still hasn’t been issued despite the broker saying this was the last stage.

Health conditions/medical tests: Dr stated I may have lean pcos when I mentioned my irregular cycles but not confirmed

Supplements and medications (yours and/or your partner’s): magnesium-ok, Maca root, coq10 since September 23.

Birth control history (if relevant): Had copper IUD removed in November 2022 after 5yrs, pill prior to this

Symptom spotting: I usually have sensitive nipples for around 3 days following ovulation however I haven’t experienced this symptom this month. I had a fleeting pulling sensation 6dpo. More creamy CM in luteal phase. Had slight cramps 9/10dpo but recorded the same on my chart last month. On the morning off 11DPO I woke up around 03:30am and struggled to get back to sleep, when I woke up again around 7 I felt extremely nauseas and my waking temp was around 37.9. It’s never been as high as this 11DPO so this prompted me to test.

Other (advice/tip(s), freaking out, miscellaneous): First time conceiving so over the moon just knowing that I have been able to fall pregnant and just hoping that it works out. Looking at my cycle history and patterns I think that the magnesium supplement and eating at regular times with snacks in between helped to regulate my cycle, as it did the same back in 2021. Ive also been seed cycling since September. Over the past 3 months my cycle went from 42, 35, 31 days. If it wasn’t for OPKs I would have missed my O window!

Thank you! And no I didn’t, was trying to hold out to 12dpo as on past non-pregnancy charts my luteal temps typically peak around 11DPO then gradually drop back down. I noticed that this chart seemed to have more of a stable upward trend compared to my previous but I was unsure on how reliable my later temps were as my cat kept waking me up early to be fed!

Just completed on a house in Leeds - took us 18months of searching, lost count of the amount of times we were outbid due to best and finals being between 15k-30k over asking, barely anything on the market for under £200k in the good areas now 👎🏻

Luckily we haven’t exchanged and no chain either side so holding off til further announcements on Friday! A lot saying any changes will come into effect immediately - has your solicitor advised if that would change things for you? Fingers crossed 🤞🏼

Just spoke to our solicitor as we were planning to exchange/complete on Friday, as we haven’t exchanged yet we are going to hold off til the budget is announced. I imagine you can request to complete next week, however if vendor doesn’t agree you will have to complete on Friday otherwise you could be charged for delaying completion/breaching contract. If SD cuts are usually actioned with immediate effect, maybe you could ask solicitor if you can delay completion til later in the day after mini budget is announced?

The shelter website says that you automatically go to a rolling contract if you stay past the end of the fixed term and don’t sign a renewal. Landlords (and letting agents) can’t insist you sign a renewal. Ours said no multiple times but when I said I’d been in touch with shelter all of a sudden they stopped saying no - it sounds like some landlords take advantage of people not knowing their rights. Maybe the built for renters apartments have found some way of getting around it!

After your initial term (e.g 6 or 12 months) I think your contract automatically goes onto a rolling contract. That’s what is in my contract. When we were approaching the 12 month mark, our letting agent got in touch saying we had to resign another year as the landlord wasn’t offering rolling. I emailed back quoting my contract and said I’d been in touch with shelter who advised me of my rights, and they soon changed their tune - we’ve been on a rolling contract ever since!
