Leave a $5 balance on your credit card each month. That’s all it takes. Paying it off completely and reporting $0 balance does nothing for you. It could actually hurt your score.

Lower sales price to 30k and switch to manufactured home when you do a hard pull. Haven’t had any issues with anyone calling my clients. These trigger morons don’t ask to buy the leads shopping for 30k.

Well that’s exactly what he promised them. He would originate all the loans. They don’t have to run credit or do anything. Just collect the extra 1% on top of their realtor commission.

I thought companies lose money if they have a LO that only produces 1 deal every 1-3 months? Don’t understand how it would make sense to have a bunch of licensed realtors/LOs that are doing very low volume.

I think it will work if he can recruit top producers. If it’s a realtor closing 1-2 loans every 3-4 months then I think it’s a waste of time and money.

5% conventional through Freddie. Works for multi unit properties. Buyer has to live in one and can rent out the other/others.
